In the world of Short Sales the seller needs to begin the completion of the sale by for filling certain requirements the lender needs in order to sell the home.There are tax returns, pay stubs, a heartship letter and bank account information which is required.
The majority of those who are forced to sell their home realize their responsibility and what is required! Others no matter what you tell them "Just don`t get it"....
After being on the market for 7 months we finally were able to locate a buyer for a Townhome in Pembroke Pines,Florida. The seller seemed elated and promised us she would immediately begin to send us all necessary information in order to begin dealing with the lenders negotiating team.
It`s never an easy task , dealing with the negotiator's if the paper work isn`t filled out properly or some items missing.
With a deluge of "Short Sales" lenders are besieged with paperwork.
Often, a "short sale"could take up to 6 weeks before a BPO is ordered.
The average "Short Sale" from start to finish takes 10 -12 weeks.
Anyone who deals with lenders realize as we do it`s extremely important to have a cooperative seller.
The seller we`re dealing with has failed to fill out any of the paper work the lender has requested. Citing a "head cold, flu, dizziness, and other lingering aliments" this seller has really dropped the ball.
The lenders representative continues to contact our office asking "What`s Going?" I don`t blame them! I keep wondering the same.
If you`re not willing to help yourself in the sale of a property, what can you expect from those attempting to help you?
I doubt we`ll ever see the seller again, the next step will be the "Foreclosure Process", which will eventually cost the lenders additional fee`s which in turn will affect all taxpayers in our nation.
Streamlining the entire "Short Sale" process truly needs to be discussed by "The Fed' and the lenders who are sitting on millions of dollars of Sub-Prime loans.
The time to jump start the sale of these homes truly now rests with congress and President Obama.
Housing sales are in the crapper and in many instances are prevented due to an antiquated process of selling homes which have fallen during a bad economy.
The world of foreclosures and short sales have taken its toll on the Broward County Florida rental market.Today, renting a home means you need to have assurance's that the homeowner is current on their mortgage payment and the tenant understands about being current on paying rent and shouldering the responsibility in the up keep of a home.

Never before in the history of our nation are people questioning each other in order to protect themselves and their families.
We`re involved in a rental in which the landlord is requiring the tenant to purchase "Renter`s insurance" and the tenant wants the landlord to produce 5 months of canceled checks showing the landlord is current on their mortgage.
In the old days I would have said the both of the are "Over the top", today it`s a reasonable request from both parties.
Once upon a time I would never suggest to both parties that they meet prior to the move in date for what I call a face to face sit down. Today, i insist the landlord and tenant meet or at least speak to each other before signing a lease to insure they`re both comfortable with each other.
The economy, has really hurt so many people. with no end in sight a Realtors job is changing each and everyday.
Protecting your client is the name of the game. Easing the tension between all parties is very much a new trend in Real Estate and dealing with rental properties.
Why do people seek out Realtors? Normally, it`s to help them obtain a home,or at least i would like to think so.
Often our jobs go further than that. We`re guidance counselors,friends and sometimes the voice of reason.
Let`s face it, many of our clients act without rhyme or reason.They do things that get them in major trouble.
Last week we assisted a woman and her two children by finding them a beautiful rental. She was desperately searching for a home,because the place where she resides is going under foreclosure on Thursday.
We explained the "Landlord will be signing the lease" and we`d have it back on Monday. She could be moved in as early as today.
She seemed relieved and was extremely happy. We parted,knowing we did something great for this single mom and her babies.
Yesterday, we received a call from this person explaining to me she`s located another home and has decided to cancel her obligation to the other landlord.
Although, she doesn`t quite understand, why these people took her money and haven`t given her anything to sign, she`s content to believe she has a new home.
The conversation is as follows:
Single Mom: I want to go with another apartment we saw.Cancel my lease.
Me: Why? You need to be moved in this week, did you sign a new lease with someone?
Single Mom:Actually,NO! They took my deposit and told me to call them on Tuesday.
Me: Did they give you a copy of the lease like we did?
Single Mom: Well, they told me they would but they didn`t. I gave them my money! That's all.
Me: You have a signed lease with the landlord in regards to the home we showed you. It`s guaranteed. You want to cancel this agreement for something you don`t have in your hands? Better yet, you need to be moved in before Thursday.Is that right?!!
Single Mom:Yeah, but i still think they`ll lease me the apartment. I gave them the money!
No matter what you do or say, some clients need a reality check. With no lease in her hands and a "maybe",she`s going to take the word of someone who has her money and nothing more to show.
I pray she`s right! I have my doubts....

You know if you stay around in this business long enough you begin to wonder what`s going on with the human race!
You try to be nice to people and they take that as a sign of weakness. You attempt to work out a solution, and rather than deal with reality,some people go into a cocoon and pretend nothing is wrong!
We have a situation with a family. The husband seems to believe he doesn`t have to pay rent, he`s made numerous excuses and made a mockery out of the entire responsibility of paying rent!
They have a 4 month old baby, the landlord has been beyond patient with the tenant.
Last week, the tenant was supposed to meet an associate of ours to collect the rent. They agreed on a time, the tenant doesn`t show!
His excuse, "He forgot" what time he was supposed to meet.
The landlord is beyond upset..We had no choice but to serve a 3 day eviction notice.
Yesterday, I called the tenant wanting to know if he wanted to move over the weekend,I told him we filed the Eviction with the Sheriff's Office. They would be at the home by Tuesday, I asked him if he wanted to move with "Dignity and Respect" for his family. His answer floored me!
He told me he couldn`t move because he has a previous engagement!
Nice,huh! His world is crashing in and rather than accept responsiblity, he`s got other plans.
The Conversation is as follows:
Me: We already filed with the courts. I`m calling you to make sure you`re forewarned.
I feel for you and your family,but there's nothing left to do!
Cocoon Tenant: Hey, I can move at the end of the month! We have previous plans over the weekend. we can`t move.
Me: You have previous plans? Do you realize what am telling you?!
Cocoon Tenant: Look, we can`t move this weekend. Sorry.
Me: You`re going to be evicted one way or another. It`s never a pretty sight to have this done to you! We`re trying to give you the respect you deserve because of your family,yet, you seem to think there`s nothing wrong, and you won`t be evicted.
Cocoon Tenant:I have no place to live! The courts won`t evict me....
With that we ended our conversation. I truly feel sorry for this man and his family,but he`s made no attempt to live up to his own promises.He`s working, he`s got plans for the weekend and he can`t believe we`re going to evict him for a simply thing of not paying the rent!

The call of the day came last night! I was eating dinner with my daughter and enjoying our conversation when suddenly the cell phone rang.I took the call, the potential client called to ask a few questions about "Listing his home in Pembroke Pines".. He wanted to know the type of services we offer.
We spoke for 10 minutes and all and all I thought the conversation was going pretty good until he asked me what I thought about listing and selling a home on Ebay!
The conversation is as follows:
Ebay Seller: What are your thoughts about listing our home on Ebay?
Me: I`ve followed homes that are listed on Ebay. Don`t think the concept of listing your home on Ebay makes sense.
Ebay Seller: Would you place our home on Ebay?
Me: I don`t want the headache of dealing with Ebay. Most of the folks who look at homes on Ebay are looking for bargains. Many think they`ll find a "Pot of Gold" on Ebay.
The bids will be low, if any, you won`t be satisfied with the sales price..
Ebay Seller: Well, we`ve had good luck with Ebay. We sold our old clothes on Ebay and did pretty well.. I sold of my old comic books as well..
Me: Clothes and Comic books are two different things. Listing and selling a home is an entirely different story, don`t you agree?
Ebay Seller: It all depends on the person.
With that I asked the potential seller if he`d like to schedule and appointment for us to come by and assist them with the sale of their home.
Apparently Ebay Seller feels that placing his home on Ebay makes great economic sense.
We`ll see tomorrow if I can show Ebay Seller the advantages of using a Realtor...
