
I received a call yesterday from a person who is soliciting as a "Loan Modification Specialist".. He`s looking for business,except, I don`t believe this person quite knows what a "Loan Mod" really is!
I don`t like the word "specialist" unless it`s used in the right content.
Surely, you can`t call yourself something you`re not!
This person began his pitch, he`s helped "Thousands" of people doing loan mods..
When I asked him to supply me with a few names so I can call these people he`s saved he became extremely defensive.
The Conversation is as follows:
Loan Mod: You see Mr. Daniels I`m a Loan Modification Specialist who is able to help your client save their home.
Me: Really? Great how many homeowners have you helped?
Loan Mod: Well I`ve saved thousands of people! In fact I just did a loan mod where the client is now paying 1.5% on the loan!
Me: That`s fantastic, can i be supplyed with a few names of the people you`ve helped?
Loan Mod: What!? What do you mean?
Me: Since you`ve saved thousands of these people, can I call a few of the folks you saved before recommending you to our clients?
Loan Mod: I don`t know why you want to do that! I help people, I`m a "Specialist"....
Truthfully, until last year there were no such titles as Loan Modification Specialists. This person was feeding me the provibal BS and when pressed for a few reccomadations, they froze, got visisbly upset and became defensive.
So much for the call!

Last year we dealt with clients who were seeking "Lease Options" on homes in the Pembroke Pines,Florida area.
Many, of these optionees thought they could move into these homes and basically do as they please including sub-leasing,which is a major no-no.
Through it all I thought it was a way to assist the seller. No more!
Lease Options aren`t working any longer at least in our area. People have no idea what a contract is, they refuse to pay the monthly agreed rate,don`t keep the home in the condition it was leased to them, and act like it`s a privilege for the seller,that someone is just living in their home as they get into a habit of not living up to a signed agreement.
I`ve seen renters/buyers move into a home,trash it and than tell the owner the home isn`t fit to live,thereby leaving thousands in damages.
With or without an executed contract the amount of legal fee`s to chase these folks is costly as well, in many instances it`s not worth the effort!
To those thinking of looking at doing a "lease option" during uncertain market conditions like these,don`t. There are too may risks involved...
