Yeah, we finally closed this double short sale. Just a small deal. But as challenging as they come.
A condo, and FHA buyer. a first, a second loan, an out of state seller, a reluctant seller, an extremely difficult bank (M&I), - who happened to sell the first the day before one of the closing dates.
In fact i left this deal for dead, having received a CMR, a mutual release signed by buyer.
I returned from vacation and it is resurrected. I have found i have quite a team to be thankful for.
My assistant, Jen, was the star. pulling the deal back from the brink, cajoling, pleading, coercing all parties we could still close. She just kept going till the necessary approvals, documents were in place.
I played my part in then convincing the seller they were better off than going to foreclosure even though they were going to carry a deficiency.
Also on my team, i am proud to say Clear Title and Atty Peter Zarov were exceptional.
We worked so well with the new mortgage holder, Kondour Capital, that we now have potential of another 8 condos. For listing.
The buyer who held on for months is now a happy owner of a well priced home, The agent, Robin did an exceptional job of keeping the buyer in there, even though her nerves were fraying. I think she will never touch another short sale.
But for me, I know it is hard work, but rewarding as we can help so many people out. I know my team can handle it.

You may not think the Obama tax credit will help you directly, however the end of the tax credit will likely see a slowdown in the market. Meaning you will not sell as quickly and the market may even slump again.
It may not be immediately apparent, but the tax credit is benefiting sellers.
I speak for my own market, Madison Wisconsin, that the $8,000 tax credit, (virtually a gift for buying a first home) has bought buyers out in their droves. It has even caused some local hot spots in the market.
Sellers of these homes are moving up to higher priced homes and the whole market is freeing up.
However once the credit ends, not only will the first time buyers who would have bought, but the first time buyers who we "borrowed" from next year who bought this year will dry up. The market would shut down and selling will be much more difficult.
So if yo are a potential seller you need to decide, do i need to sell or can i wait for a couple or more years.
If you need to sell, you have a very small window to help you get the best price. That means acting NOW.
