Dane County statistics, 2008

My most recent coaching class challenged me to get more familiar with the market. Spend a couple of hours making stats.

So I looked up data on the WRA, Wisconsin Realtors web site

They were still missing the final quarter of 08 (Q4), so I looked that up and added the figure.

So here is my completed sales of homes in Dane county

Basically we have gone back to 2000-2001 levels of sales.

2008 sales were not particularly bad, although I must admit it might have seemed it at times in the trenches. We did drop to the lowest 4th quarter sales on this string of data, however I do not find that surprising with all that was going on. The financial blow up, election, wars, etc.

Well that is now clearing and we are hoping to see stabalization. We are hoping a pent up demand is going to be released, fueled by low interest rates. This could however bring a flood of sellers. Sorry my crystal ball is a bit cloudy.

HUD help for home owners? help or not?

I have been reviewing the HUD for Homeowners web site which spells out the government's program to assist homeowners stuck in a home, still have jobs and not enough equity to refinance, yet are getting killed with readjusting ARM's. Go Here

Does anyone else have an opinion about the value of this program?

As far as I can see, summarized/interpreted as follows:-

  1. market rate interest rate- this looks good!
  2. equity sharing agreement with govt? hmmm?
  3. costs. 3% mortgage insurance upfront added to the loan. don't like this!
  4. costs 1.5% annual fee on added to your payment. or this!

Wait there is a saving here

Your existing home will be reworked to 90% of current home value, based on bank appraisal.

Who this helps.

  1. If your loan interest has increased and you can not afford payments.
  2. If your home has dropped and you have negative equity.

Let's look at an example of how this could affect someone:-

You have an 8% mortgage of 180k on a home that was worth 200k, however the fair market is now worth 175k.

You can not get out of your mortgage as the bank guidelines are too tight now. (good thing for that too)

So you would be stuck with a monthly loan payment of $1,321.

With this govt loan the new loan would be 90% of 175k. 158. add 3% and closing costs and the loan is now $163k. let's say at 6%-

(but we need to add 1.5% payment on top. a payment of $978. Now I may be wrong on this but I calculate the annual payment of 1.5% of the loan a payment of $200 a month. giving a payment of $1,178/mo.

I calculate this to be a savings of $143 a month.

What do you think, is this Worth it? Probably yes, is it going to save someone? probably not.

Brrrr!!!!1 cold January in Wisconsin

Yes it is cold, darn cold. One thing is for sure. it was predicted to get a bit warmer today. (I believe the low yesterday- Thursday was -20F yet today at about 8am I took a snap of this thermometer in Verona Wi. -23F yes colder than yesterday. As we'd say in England, cold enough to freeze the ba**s of a brass monkey. don't ask why!

Anyway, there it is. the record is straight.

I read today it isn't the coldest on record. Apparently in 1951 (rember back last century?) it was -39F.

Oh and if you live in places like Anchorage and northern Canada, I know this is your summer temperature!!

A white Christmas! Maybe too white? in Madison Wi

Happy Holidays to all.

It looks like Bing Crosby's dream of a White Christmas will come true this year, may be too true!

Streets in Madison are plied with the 30 inches we have already received in Madison. Roads are pretty treacherous and I'm planning on being home as soon as I can.

Now we are expecting another 3 inches today and 10-12 overnight, to leave a mess for Christmas eve.

This is what we have always dreamed of EH!

Smile Award

I love happy smiling people. It makes my day. I like smiling, it makes other people's days.

(did you know it takes more facial muscles to frown than to smile?)

I have decided to create an award to reward anyone, wherever they are if they have a great, warm meaningful smile. Call it the

How I will recongnize it. Of course, it seems a little weired, possibly creepy to say to a stranger, i love your smile!!!

This card is only given to a few deserving individuals. It has been given as appreciation for a wonderful smile which made the difference in someones day.
