Dear Home Owner
Please leave the keys
Do you really want to sell your home?
I have a request for everyone that has been notified that the Home Inspector is coming, leave the keys or unlock the areas so that we can do a Complete Inspection of the Property.
Please Please Please
Unlock Your Outbuldlings, Storerooms or leave the KEY
If outbuildings are locked the Home Inspector can not get in to do the inspection, which will mean a return trip and another service charge.
A Reminder From Your Friendly Home Inspector 09/21/09 Carl Winters, Advanced Inspector #3630 ---------------------------
Don't flip flop on this one,
get a Pre-Inspection prior to listing your home.
You're Home's Report Card! A B C D F
With so many homes in the market that is FOR SALE, it is important to have your home ready to show. If you don't, your neighbor may be ordering the MOVING TRUCK instead of you.
Have a Pre-Inspection. You ask why? My answer is to be squeaky clean and ready to hit the market. By having the Pre-Inspection any items that may need attention can be repaired ahead of time. This will let the client know you are serious about selling your home. This can also expedite the process.
If a client drives by and views a home that looks like this from the outside they probably won't even want to come in. (Just imagine what they will find once inside the home). On the other hand, if a client views a home on the outside that looks like this,
.... yes now you are in the game. You're ahead in the game, spruced up, repaired and ready to go.
By having a Pre-Inspection prior to putting your home on the market will put you one step ahead. You need to be realistic in this economy and with the number of homes for sale, please prepare your home ahead of time. If you plan on selling your home you will want an A on your Report Card. You won't have many opportunities to sell your home; and you want to have it ready to go when you do put out your FOR SALE sign.
To think ahead it is good for you and good for your realtor. Have all your ducks in order so you too can order a MOVING TRUCK when you have a SOLD SIGN in your front yard.

It's spreading like a cancer...in New Braunfels & throughout the county-by Ceil Winters
It's spreading like a cancer...in New Braunfels & throughout the county-by Ceil Winters Robbery in New Braunfels at a local bakery and they did't even take donuts.
What we've seen happen in the past year across this country deserves all of our attention. Have you noticed every time you turn on the radio or television the first thing you hear and see is another robbery? Your home, a convenience store, a bank, someone walking out from shopping at the mall. And now in our little town of New Braunfels Texas someone robbed the local bakery.
In talking with some of our neighbors they think it is the economy. Some think it is a combination of the economy and drugs. Is this the way it is going to be from now on? Not safe in your own home and anywhere you go?
I guess if you have something it is Ok for somebody to come take it from you. What's wrong with working for a living? It might not be the right job but you don't have to take from others. I still see now hiring signs.
This needs to change and I for one wish we could go back to a more trusting and quiet time.
A few tips: Be sure to keep your doors locked and inspect all your windows to make sure they lock when you close them.
Don't leave your garage door open
If you have an alarm be sure to always set before you leave your home.
Aalways have your local police dispatch number close by.
Have a neighborhood watch group and let your home owner association know if you are out-of-town.
When out in public be aware of your surroundings.
Keep your car keys next to your bed. You can always click the alarm on your car key.
These senseless actions need to stop!
