Uncle Dave Macon Days Begins Tonight!

Uncle Dave Macon Days kicks off the 34th annual festival July 8 - 10 Cannonsburgh! The celebration is a fun family-oriented event Murfreesboro TN Homesthat occurs annually in Murfreesboro TN and brings in more than 40,000 people! Uncle Dave Macon Days is even selected by the Southeast Tourism Society as one of the TOP 20 events in the southeast.

The festival offers something for everyone. There are children’s activities, local artisians displaying their goods for sale, craft demonstrations, historic photo exhibits, plenty of music and dance from talented musicians and dancers from all across the country, and good old fashioned storytelling. Kids and adults will both enjoy watching the motorless parade with horse and mule drawn wagons! The parade will leave Central Magnet School at 10 am Saturday morning and will proceed down E. Main St toward our historic Rutherford County Courhouse and end at Cannonsburg.

Uncle Dave Macon was one of the original Grand Ole Opry stars and an Murfreesboro TN Homesextremely talented banjo player. The festival was established in honor of his memory and takes place in the pioneer village called Cannonsburg which was built as a bi-centennial celebration in 1976 and is one of the few bicentennial projects still in use today. There are over 20 restored log structures located in the village along with a working blacksmith and old time chapel where some great gospel singing is sure to take place during the celebration.

Celebrate July 4 Watching Murfreesboro Fireworks!

Its time for Murfreesboro's Celebration Under the Stars fireworks event!! Fireworks are set to go off with the music provided by the Murfreesboro Symphony Orchestra at 8:30. Family

games and activities will be held in the park from 5 - 8.

Parking is available at McKnight Park or you can park on Iron Gate Blvd by the Post Office and take the Rover shuttle.

Start the day early at SportsCom for the "Rock the Pool" party. Admission to the pool is 10am to 5:45 pm. There will be lots of games, music, and even water exercises.

Pick Your Own Blueberries - Make A New Family Memory

Its blueberry picking time again in Murfreesboro TN! If you are looking for a fun family outing, take a short drive to The Blueberry Patch on Gum Road in Murfreesboro, TN.

Then finish up the memories by making some delicious and refreshing cold blueberry squares with the fresh picked berries. Cold Blueberry Squares

1-1/2 cupsself-risingflour

1/2 cup light brown sugar

3/4 cup butter, softened

1-1/2 cups chopped toasted pecans

1 (12-ounce) container frozen whipped topping, thawed

1 (8-ounce) package cream cheese, softened

3/4 cup powdered sugar

1 cup sugar

3 tablespoons cornstarch

1 cup water

4 cups fresh blueberries

Preheat oven to 375 degrees. Stir together first 4 ingredients with a fork until crumbly. Press into a lightly greased 13x9-inch baking pan. Bake for 15 minutes. Cool in pan on a wire rack.

Beat whipped topping, cream cheese and powdered sugar at medium speed with an electric mixer until smooth. Spoon over prepared curst. Cover and chill.

Stir together 1 cup sugar and cornstarch in a saucepan. Whisk in 1 cup water until smooth. Stir in blueberries an bring to a boil. Boil, stirring constantly 2 minutes. Remove from heat and cool. Pour over cream cheese mixture. Cover and chill at least 2 hours before cutting into squares. Yield: 15 servings.

Auto Emmissions Testing CLOSED Saturday and Monday for July 4th

If its time to get your auto emissions test done by June, you need to get to the testing center by Friday! Testing centers in Rutherford County, serving Murfreesboro and Smyrna TN will be closed on Saturday July 2 and also Monday July 4 in honor of Independence Day. Testing will resume on Tuesday morning at regular hours.


A Knowledgeable Buyers Agent Can Be Priceless!

It isn't uncommon to hear comments that some people think selling real estate is an "easy" job and don't see the value in using a buyer's representative when purchasing a home.  Even though the commission for a buyer's agent is paid by the seller and is free to the buyer, many people still choose to go forward with buying a home without any representation.  But, my last closing is a great example of how important our skills at contract writing are, and how valuable my services are as a buyers representative are to my clients.

During the home inspection it was determined that the roof of the home my clients wished to purchase had extensive damage and needed to be replaced.  The listing agent was notified of the problem and we were willing to walk away from the deal unless the roof was replaced.  After giving the seller time to contact his insurance agent and meet with an adjuster we were notified by the listing agent that the insurance company had agreed to replace the roof with a new 30 year shingle due to storm damage.  My clients and I were extremely happy.  This turned out to be a win-win for both sides.  My clients would get to purchase the home they loved with a new roof in place, and the seller would only be out minimal expense for his deductible to have a major repair completed.  I drafted the repair contingency removal document which stated the seller was to have the roof replaced with a new 30 year composition shingle.

When we went back to the home to inspect the work that had been done it was discovered that a 20 year roof had been installed and not a 30 year.  When we questioned why a 20 year shingle was installed we were told that it was in fact a 30 year shingle and the 20 year shingles were only used around a ridge cap.  We were told later that day that it was a 25 year shingle and the seller did this because it matched the brick better.  The story continued to change several times over the course of the next few days and the more it changed the more concerned we became.  To make matters worse, we discovered that not only was a 20 year roof installed, but the old roof was left in place and a roof-over had been done instead of taking the old roof off as paid for by the insurance company.  In case you don't know, roof-overs add extra weight to the roof which can lead to problems, shortens the life expectancy of the roof, usually voids the warranty, and more importantly only covers up any problems with the old roof and does not fix them.

The seller and his agent started out with the position that the roof was already in place and nothing could be done to change it and we would just have to accept it as is.  In fact, knowing that the sellers had basically changed the roof from the agreed upon "Lexus" Model and replaced it with a "used Yugo," her response was the buyer was still getting a lovely home with a new roof and she would think they would be happy with the repairs. What?!  It was a stressful few days, and multiple phone calls between various parties getting second opinions, additional estimates, and even legal advise took place. I was able to handle most of the stress and negotiations without dragging my buyers into every phone call, meeting and email than transpired.   To make a long dramatic story short - we closed on time and the seller was made to pay the cost to have a new 30 year roof installed as well as the expense of having the double layer roof removed.  What started out as a win-win for everyone turned out as a win for my clients but a big time loss for the seller.  This story would not have turned out well for the buyers if they hadn't used the services of a buyers agent who was protecting their best interests!
