Poets' Walk Park - Red Hook, NY - Special Event - Saturday Sept. 20th

Entrance to Poets Walk ParkPoets' Walk is a wonderful landscape park in Red Hook, NY. It is operated and maintained by Scenic Hudson. I previously wrote a post about Poet's Walk.

Today it came to my attention that there is a special event this weekend (Saturday 20th from 4:30PM-7PM) at Poet's Walk that some of you might enjoy. It is called "Sunset Reading at Poets' Walk Park". You can get all the details by clicking on the link.

After walking along the paths in the park visitors will gather at the Gazebo around a fire where 8 local poets will read their original poetry. You are encouraged to bring snacks and drinks to enjoy during the readings. Be sure to dress for the weather as the event will be held rain or shine. Although pets on leads are welcome at Poets Walk for this special event they are requesting you leave your four legged friends at home.

So, if you are a lover of poetry, enjoy wonderful walks or want to spend a restful evening overlooking the beautiful Hudson River come out to Poets' Walk Park!

Rhinebeck Condominums at The Woods

One of the 7 PondsRhinebeck, NY located in Northern Dutchess County in the beautiful Mid Hudson Valley has several options for condominium living. The Woods is a complex located on Astor Drive in the Village of Rhinebeck. One of the best features of The Woods is that you have the ability to walk into the Village of Rhinebeck on sidewalks that start at The Woods and extend the entire distance into the Village which is just under a mile. You can walk to great village shops, wonderful restaurants, The Farmer's Market on Sundays, the post office, the bank and even a movie theater called Upstate Films.

The complex has 167 units, consisting of one and two bedroom units. There is a single level unit with two bedrooms and a two story unit with two bedrooms and an open den/office area. The one bedroom unit is a two story unit with a bedroom and an open den/office area.

The Woods has an outdoor pool with lifeguard, a tennis court and a clubhouse. There are seven ponds on the property which add the feeling of tranquility. The complex was built in the mid 1980's and is well maintained, very quiet and although it is not a 55+ community most of the residents are over 55 and there are very few children who live in the complex. As a grandparent myself, I am happy to say, grandchildren are always welcome as visitors to your home or to use the pool when accompanied by you. Typical Building

I must admit I am a bit biased...my husband and I live in The Woods and we just love it! No lawn mowing, no snow shoveling, no gutter cleaning and lots of time to spend with family and friends or walking into Rhinebeck for shopping, lunch or dinner. It truly is the easy life!

There are currently several condos for sale in The Woods. Mortgage rates are good, fall will soon be upon us when the weather for walking into the village will be perfect and just think....if you move in when the leaves begin to fall you won't have to rake them!

The Rhinebeck Farmer's Market is a Sunday routine for many local residents. Fresh produce, fresh flowers, baked goods, wines and other wonderful local products are available Sundays 10AM-2PM from May to October. I have often said to my husband it is a shame that by Wednesday or Thursday the wonderful products we purchased on Sunday are all gone and we have to wait several days to replenish.

Good news! The Farmer's Market will now be set up in the same place (the municipal parking lot) every Thursday from 3PM-7PM. This means you can stop by on your way home from work for fresh ingredients for dinner. If you have never been to the market check it out. If you are are already a fan of the market as I am you have now have a second shopping day for the wonderful products the market offers. See you at the market!

Is Your Rhinebeck, NY Home for Sale...Bathroom update will Pay Off!


Bathrooms are extremely important to buyers. My buyers, that are looking for homes for sale in Rhinebeck want the bathrooms to be bright, clean, updated and neutral. It is my experience that buyers think bathroom renovations must cost a lot of money so they respond less enthusiastically to to homes that need the bathrooms updated.

On the flip side, when I suggest to sellers they update a bathroom before listing their home for sale in Rhinebeck they almost always reply, "oh, that is just too expensive!" I recently recommended to a seller that they update the guest bathroom in their condo before they listed it for sale. I told them we could do it for less than $1,000. They agreed to do it if the renovation cost could really be kept to under $1,000.

I helped them shop for a new vanity, a ready made granite top with under mount sink, new faucet, mirror, and light bar. The home owners stripped the wall paper and painted the bathroom themselves. We then hired a handy man to remove the old fixtures and install the new ones. We also had the outdated medicine cabinet removed and the wall repaired.

The new vanity with granite counter top an under mount mount sink, the the mirror, light bar and new towel bars cost $700. The labor charge was $250 and the paint was $40. The total expense was $990.

The condo complex, The Woods, is mostly occupied by people over 65 years of age. You will the notice the vanity is a bit traditional but it was a great value and appeals to buyers in this age group. If the target buyer was younger I would have spent a bit more and recommended a more contemporary vanity.

Take a look at the before and after pictures and see what you can do for less than $1,000....I think the results speak for themselves.

Note: I forgot to take before pictures so the "Before" is a bathroom that is a mirror image in the same condo complex wtih identical fixtures. The "Wallpaper Before" photo is the same wallpaper that was also in the master bathroom.

Village of Tivoli, NY - Homes for Sale - May Market Report

 

The market report is a bit late this month because my husband took me away on much needed vacation where we spent time with some of our children and grandchildren.  It was just wonderful!

Tivoli, NY is a great little village in Northern Dutchess County that is in the Red Hook School District.  The village has a population of about 1,200 and is located directly on the Hudson River.  Tivoli has a reputation of appealing to folks that are interested in music and art and want to be a bit removed from the hustle and bustle. 

There is a very affordable condominium complex in Tivoli called Tivoli Gardens and there is an eclectic mix of single family homes for sale in the village.  One of the best Mexican restaurants in Dutchess County, Sante Fe, is  located in Tivoli and in my opinion the best lemon pound cake in the world is made by the Tivoli Bread & Baking company right in the center of the Village.

During the month of May there were 6 single family homes for sale in Tivoli.  They ranged in price from $268,000 to $525,000. 

The average asking price was $341,000 and the median asking price was $$307,000. 

One home closed in Tivoli in May for $309,000 and one home received an accepted offer.
