Negotiating my first sale!

Well, I did it!!! Last night I negotiated my first sale on one of my own listings! Now, I am in the middle of negotiating for those sellers a new house! That will make number 2 for me! That is stressful! I really feel for the sellers...wanting to net so much and realizing that won't happen! Ugh! Do I say anything to try and help/comfort them or I guess just to make them feel better about the situation? They should be excited though because they didn't like their house anyways and couldn't wait to get out! I couldn't understand the hesitation and lack of communication. I was telling my manager...they just sat there and stared at me most of the time, without talking it through. But I think in the end, they felt good that they sold. I still wish I could have handled that better. I don't think I said some of the things the right way. Did anyone else ever feel that way? I guess I will get better with time! I am still excited about my first sale! And number two coming quickly behind!

Thank you everyone for your support and wonderful advice! I am currently trying to follow what everyone said and hopefully it will take me straight down the road to success! I am going to a networking meeting today for my city and will hopefully meet lots of people who can bring me business! Wish me luck! Thanks again to everyone for your nice and caring comments! Helpful hints for a relatively new agent!

Hello everyone! I just wondered if anyone could give me some helpful hints and tips for being sucessful in this business. I am new to the real estate business after several years of teaching and am in the process of networking and building a client base! I already have three listings and several buyer clients. My question is how do I get those buyers to commit to buying! I have tried to help them understand now is the best time to buy, but they still don't want to be active in their search! Also, I have a set of buyers that have a problem with getting pre-approved for a loan, even though it's routine! How do I approach the topic so they can walk through the high-end homes they so desperately want to see, but don't want to be pre-approved for? Thanks! I hope everyone is having success today!
