The tax credit expires at the end of the month and many Buyer's are in a hussle this week to finish up their offer's on homes to qualify for the tax credit. If you haven't found a home yet, make sure you contact your Realtor asap. The average bank takes several days to fully ratify a contract if you are looking at foreclosures. Lynne and I have several foreclosures today we are trying to wrap up so our Buyer's don't miss the opportunity for a great incentive!
To qualify for the tax credit of up to $8,000 you must be considered a first-time home buyer purchasing before April 30, 2010. In cases where a binding sales contract is signed by April 30, 2010, a home purchase completed by June 30, 2010 will qualify. A tax credit of up to $6,500 is available for repeat home buyers who have owned a home for five consecutive years out of the prior eight years. The repeat home buyer tax credit applies to houses sold before April 30, 2010. In cases where a binding sales contract is signed by April 30, 2010, a home purchase completed by June 30, 2010 will qualify. To see if you qualify contact your local Lender or tax accountant.

Here you go guys! It looks like the news for King George County is getting better slowly but surely! In reviewing the stats today we are noticing some good traffic and new numbers are showing an increase from 2009. Total homes on the market as of today active are 200 in King George County. There are 67 homes currently under contract, although there are several short sales, and 28 sold last month, compared to 13 last year in March. The biggest thing we noticed for Sellers is the days on market. This is how long it takes to sell your home. In 2009 the average was 236, we are down to 102! With hard work, correct pricing and Buyer's coming back out, we are happy to see that number in half! We are excited about the improvement we are seeing and hopeful the market is turning! If you are looking to buy in King George County, it's a great time!

I have a vast range of experience in selling real estate. I began my real estate career in land development. I've sold many large parcels of land and commercial pieces. In 2005 I moved into the residential market and have had great success in becoming a top Realtor in the residential market, the top agent in my office, and a known leader in the real estate community. Due to the saturated market of foreclosures my team has taken on 3 large foreclosure banks and having been working that market for close to three years.
