Coming to your doorstep soon. That's right, be on the lookout for some strangers coming to your door and wanting to enter your home to look, inspect, and take notes pertaining to your property. It's Revaluation time!
The Revaluation process will be conducted for Little Falls Township by Appraisal Systems of Morristown. The purpose of this process is to help determine contemporary value of each and every property in the Township. The Appraisal Systems evaluators will visit each property up to 2 times. If a homeowner is not home on the first visit, a card will be left - to be filled out by the homeowner - scheduling a time for the next visit. Don't ignore the attempts for revaluation, it could be costly to you. According to Little Falls Township Clerk, William Wilk, if evaluators fail to gain entry by the second visit to a property, they are authorized to appraise that property at the highest reasonable appraised value. Not a good thing!
The anticipated effect of this revaluation on tax assessments is that one third of properties the taxes will go up, one third down, and one third remain the same.
Of course, if you are not happy with the results of your revaluation, you have the right to appeal the decision. Just be sure to have facts to back up your appeal. Your local Real Estate Agent can be a great source to help find the important data you'll need. Be honest with the appraisers and hopefully you'll be treated fairly.
