Every home I ever purchased was a new construction home. The trees were always puny little saplings, and I was never very good at nurturing them. I've always sold within 3-4 years, and never truly had the opportunity to see one of the little saplings mature. My current home was 3 years old when I purchased it. The previous owner had the lawn professionally landscaped.
I have been so excited at how much the tree in my front yard has grown over the past couple of years. For the first time, I have a bona fide TREE....not a sapling! I've been watching that tree for the past week as the colors of the leaves began to turn....so excited to take a picture and share it with everyone. I waited until I was sure almost every leaf had a beautiful orange glow to it before I snapped my prized photo.
Yesterday was that day. This is the view from the front window of my home. (Please disregard the sports memorabilia...and remind me to NEVER let Tim claim the room in the FRONT of the home for his "man-cave" again.)

I raced outside and took a couple of photos. It's sooo beautiful!


Oh, what a difference a day makes. I woke up this morning to the sounds of a storm brewing outside. As I walked past the window, I couldn't believe it. All my beautiful orange leaves!!!! What happened!!!

Guess I'd better go buy a rake. (sigh)
Here is a look at Springfield MO homes sales over the past 4 years. I wanted to see how much the Springfield, Missouri, real estate market has truly declined since the last boom year of 2005. This chart is reflective only of the total number of home sales, regardless of price, since 2005.

Overall, you can see that our market is down an average of 45% as it relates to the number of homes sold. I wanted to see how the average sales price has fared over the past 4 years. I was surprised to see there has been very little fluctuation in the average sales price.

While at the Greater Springfield Board of Realtors office the other day, I was speaking with the member coordinator. I mentioned that when I obtained my real estate license in 2000, there were approximately 1,800 members of the Greater Springfield Board of Realtors. Her response was, "I think we're back there again." After reaching a peak of 3,200 members in 2005, the membership has once again dropped to the levels of the year 2000, which is proportionate with the number of home sales.
