MORE THAN HALF OF THE SALES WERE BANK OWNED, A LITTLE HIGHER THAN THE AVERAGE 40%.

Commentary:  WEEK #19 OF 2011 BROUGHT IN 26 NEW LISTINGS ON THE MARKET IN THE AREA AND  9 PROPERTIES WENT UNDER CONTRACT, A FAIR WEEK OVERALL.  12 PROPERTIES SOLD, AND THE AVERAGE MEDIAN PRICE WAS $119,500 FOR THESE PROPERTIES.  ALL WERE RESIDENTIAL EXCEPT ONE COMMERCIAL.HALF OF THE SALES WERE BANK OWNED  AS SMALL SPIKE IN COMPARISON TO THE NORMAL 40%, HOWEVER LAST WEEK WAS WELL BELOW THE NORMAL.

Commentary:  WEEK #18 OF 2011 BROUGHT IN 24 NEW LISTINGS AND  11 PROPERTIES WENT UNDER CONTRACT, A SLOWER WEEK OVERALL.  NINE PROPERTIES SOLD, AND THE AVERAGE MEDIAN PRICE WAS $159,900.  SEVEN  OF THESE WERE RESIDENTIAL, ONE WAS A VACANT LOT AND THERE WAS ONE LARGE SALE OF A RANCH IN CIMARRON THAT WAS LISTED ORIGINALLY FOR 3.4 MILLION, BUT SOLD FOR 2.5 MILLION.  ONLY ONE FORECLOSURE SOLD OUT OF THE NINE, WHICH IS A HUGE DROP IN COMPARISON TO THE NORMAL 40%

Commentary:  WEEK #16 OF 2011 BROUGHT IN 29 NEW LISTINGS AND ONLY 7  PROPERTIES WENT UNDER CONTRACT.  ELEVEN PROPERTIES SOLD, AND THE AVERAGE MEDIAN PRICE WAS $159,000. WHO KNOWS IF THE WACKY WEATHER PLAYED A ROLE IN THE LOW AMOUNT OF PROPERTIES GOING UNDER CONTRACT.  IT WAS SUNNY, CLOUDY, SNOWY AND WARM ALL IN THE SAME WEEK.
