This fall Kauai will have it's first marathon and the directors are hoping it will have a positive effect on island tourism. According to reports in the paper, "It is conservatively estimated that over 1,000 runners will travel with numerous friends and family to Kaua‘i from outside the state in addition to nearly 400 participants from Neighbor Islands. This needed influx of tourism is anticipated to have an economic impact of between $3.5 million to $3.75 million on the island." That will be fantastic if that many people participate in this inaugural event. Several local nonprofits and businesses will be volunteering on race day and will be out there cheering on all of their Kaua‘i friends and neighbors running in the event. Join the 60-plus Kaua‘i residents already signed up and run in the event. The county Economic Development Office, the Kaua‘i Visitors Bureau, Po‘ipu Beach Resort Association members and The Garden Island newspaper are all helping to sponsor the event. The loan limits for FHA and VA have increased again and that is helpful for buyer's using those types of programs. There are additional incentives in the government's new programs to make it easier to buy homes using these programs. FHA only requires 3.5% down PLUS they have programs where you can also finance any upgrades or improvements you wish to make to the home.
Some of our Kauai lenders have more experience and focus on these types of FHA and VA loans. If you qualify for any of these programs, it may be worth checking out.

When Mayor Bernard Carvalho took over for the recently deceased Bryan Baptiste, he had big shoes to fill. But Bernard is a big man. Yesterday, the Mayor 5th annual prayer luncheon had its largest turnout ever. The luncheon's theme, "Mentoring the next generation" was meant to attract youth in the community for the gathering which brings together government, businesses, and churches.

Kauai's South Side and the Poipu/Koloa areas are the most popular for vacationers and tourists. Being on the south side, it's generally warmer and sunnier, especially in a long winter like this when it has been colder and rainier than many local folks can remember. As the strongest vacation rental market, the Poipu housing market has been the most resilient. What i mean by that is that prices and values held the longest in Poipu, but as the market has been changing, Poipu has now been adjusting and there are affordable homes and condos in this most desirable area of Kauai.
I have a list of the latest pre-foreclosure and foreclosure listings for the South Side. Of the four areas of our island, this area has the shortest list probably because the owners of south shore properties represent a very affluent group of property owners.

This one bedroom unit at Kuhio Shores sits right on the water adjacent to the Beach House, one of the South Shore's finest dining establishments. It is currently on the market for 50% ownership at 365,000. The unit is scheduled for courthouse auction on March 20, 2009.
When i do a search for short sales and foreclosures I check multiple sources. Our MLS has a new feature in the software that was updated on February 7th. I can click on a box marked short sale, or REO, or foreclosure and find the properties that meet these criteria. Problem is, most realtors don't seem to know it's there and how to use it. So, I use several foreclosure databases like RealtyTrac to monitor the pre-foreclosure and foreclosures.
When i search for Lihue, our main town where all the government offices are, and Costco and Home Depot, i find the largest number of foreclosures, over 100. However, most of them are at the Hilton Kauai Beach Resort and the foreclosures are from iStar, the lender whom the developer borrowed from. Out of 350 condotel units, iStar is foreclosing on 140 of them. However, there are more pending foreclosures in this district in other complexes and with single family homes.
