The other day I wrote about the San Diego Chargers losing again and the real estate market for Lake Elsinore, CA (zip code 92532). I said there were currently 217 homes for sale in this area. What I didn’t do was breakdown that number into categories: Standard Sales, Bank Owned (REOs) and Short Sales.
Is it really a surprise that 56% of the market in Lake Elsinore, CA (zip code 92532) is dominated by Short Sale listings? Short Sales represent 122 of the 217 “Active” homes for sale.
Bank owned (REOs) homes came in with the second highest number….50 “Active” listings or 23% of the marketplace.
Standard sales came in third, with only 38 “Active” listings or 18% of the real estate market for Lake Elsinore, CA (zip code 92532).
3% of the homes for sale didn’t classify their Sales Type or Category.
Why are these numbers important? If you’re looking to buy a home in 92532 then you better be prepared to view a lot of Short Sales. Short Sales will close escrow, they just take longer than Standard Sales and Bank owned (REOs) homes. You can get lucky and find an approved Short Sale and close escrow within 30 to 60 days and some lenders have sped up the Short Sale process. Bottom-line: don’t be discouraged by Short Sales, as long as you’re working with a knowledgeable and experienced agent you should be in good hands. The one caveat, the listing agent or the person negotiating the Short Sale can make or break a deal. Have your agent do their homework and find out the success rate of the listing agent and/or negotiator. This may head off any issues before you start the process.

While watching the San Diego Chargers get beat by the Rams yesterday, I had to shy away from the TV and do something else. I decided to research some real estate facts for Lake Elsinore, CA and more specifically zip code 92532.
Currently there are 218 “Active” homes for sale; “Active” meaning they are still on the market and accepting offers. The least expensive home for sale is priced at $51,990 with the most expensive at $495,000. The average list price for Lake Elsinore, CA (zip code 92532) is $223,024. Not too bad considering on average this will get you 4 bedrooms and 3 bathrooms!
With these low prices combined with record low interest rates, it’s a no brainer if you’re looking to buy in Lake Elsinore, CA (zip code 92532) or really anywhere else in CA. CA real estate is on sale!
Using the average list price from above, your down payment with FHA financing would be 3.5% of the sales price which equals $7,805. Your monthly payment including property taxes, private mortgage insurance and homeowner’s insurance will be $1,535.37. Not bad, considering for the price of rent you can own.

Covenants, conditions and restrictions, or more commonly referred to as CC and R’s, along with Bylaws are the rules and regulations of a community.
How do CC & R’s and Bylaws affect me and my home?
It’s important to understand and know that CC and R’s and Bylaws may be written in a manner which restrict not only your homes use, but also may restrict the owner’s lifestyle. For example, they may dictate hours in which you can entertain and host parties or limit the size and quantity of pets you own.
When purchasing a home, it is highly recommended that you thoroughly examine and understand the Covenants, conditions, restrictions and Bylaws of your community. You will be required to sign a form stating that you have read and understand these forms.
