Lessons leraned from happy transactions: don' t abandon your check lists even if you deal with the experienced listing agent

That's a great start of 2009 for Cleveland Real Estate market and for me! Another two sales completed, buyers received the keys, moved to their new homes. These were the lucky and relatively smooth transactions. Happy starts and happy endings. I represented very solid, qualified, willing and reasonable buyers in these cases.

I believe, David Knox mentions in one of his videos that there are knowers and there are learners. Knowers know everything, learners know that they know nothing and keep learning. Although I think sometimes that I know everything, I keep learning every day from every new client and every new transaction.

Few quick observations and important lessons learned from these sales.

  1. It's not so many active agents on the Cleveland Real Estate market! What a relieve and a pleasure working with the agents today. Most of them - at least those who really sell - are very professional, knowledgeable and nice to work with.
  2. Agents who are only working on acquiring more experience, are getting a very good Real estate school: punctuality, quick response time, professional e-mail signatures, very solid web sites - these are all very good lessons learned in this school. That's impressive.
  3. Experienced agents (including myself) sometimes make stupid assumptions. That happened in my last sale when sellers took away washer and dryer because they just did not go through the contract, which clearly stated that these appliances should stay. They and their agents - very good and experienced team - assumed that buyers did not ask for washer and dryer because they were not listed in MLS. That happened mostly because the sellers were out of town when offer was received, and I had no chance to present it in person, as I prefer to do. Personal presentation of the offer by buyer's agent leave no place for any wrong assumptions or misunderstandings regarding the terms and conditions.
  4. Experienced agents are good in finding the right and quick solutions for almost any situations. We found one, too. I am very gald that both parties were represented by right professionals and, as a result, everyone is happy.

The lesson which I learned from this situation is:

REFRESH THE CHECK LISTS! IT IS A GOOD IDEA TO INCLUDE THE OUTLINE OF THE OFFER IN THE COVER PAGE ESPECIALLY WHEN YOU SUBMIT YOUR OFFER ELECTRONICALLY OR BY FAX. DO NOT RELY ON OTHER PEOPLE'S ATTENTION TO DETAILS.

Cleveland Real Estate Alert. Unfair coincidence? Give us a break!

Cleveland Real Estate - is one of my Google Alerts, which I receive and review daily. Today I was frustrated with two articles, where Cleveland was mentioned. What a wrong image of the city!

The first one was about the World Press Photo Contest results. The winner is Anthony Suau with the picture of Cuyahoga County sheriff's deputy Robert Kole checking out a foreclosed home in Cleveland.

Honestly, the mess captured on this winning photo is not extraordinary for foreclosed homes. We the Realtors(R) see much worse houses than one which grabbed the attention of talented photographer and the judges of this contest. The only difference is that we do not carry the guns while previewing these homes for our investors buyers.

My frustration is so bad because too much left behind the scene. Yes, this picture reflects the war-like nature of the crisis. However, that's not the only face of today's Cleveland. It's too negative to be true.

Too much negativity will not help our economy. Too much negativity in reality means misleading.

I would prefer the picture of the houses BEFORE and AFTER our enthusiastic investors save them to be the winners of any Photo contests. I would prefer the stories about the responsible owners and diligent borrowers who keep our neighborhoods safe and beautiful to win all the contests.

The other story was "America's most miserable cities" by Forbes. You bet, Cleveland is there. One fact was true - indeed, we had the record 52 inches of snow this year. Ask Clevelanders - are they miserable? I am not. I don't have time to be miserable. I am too busy helping people buy or sell homes in Cleveland.

First six weeks of 2009 showed a very good buyer's activity in Cleveland. I do not have official statistics yet but personal data reflects - I hope - the trend of 2009. All types of buyers were presented - first time buyer who purchased my listing in Richmond Heights: sellers who are moving to a bigger home in Twinsburg; another first time buyers who will enjoy their new home in Mentor; investors buying in Shaker Heights and Cleveland Heights; tenants who rent in Lyndhurst and Beachwood.

Although cash investors do not care about low interest rates and first time buyers' tax credit, all other buyers are very happy with them. Obviously, their decision to buy was not caused by these incentives. However, that's the best "side effect" of home buying which the buyers can entertain today!

Condo in Richmond Place Just Sold. Tale of Web marketing, or What to do with all these great selling tools

Twinsburg Real Estate Market is realistic, solid, balanced - historic sales data proves it

Real Estate Sales statistics is one of the most powerful tools good Real Estate agents use. Thanks to strict rules and members' being mostly responsible, we have a real solid data in our local MLS data base.

About a year ago I published the historic sales statistics for few Greater Cleveland suburbs: Twinsburg, Mayfield Heights and Solon. As we have sales data for the whole year of 2008 now, it's interesting to see how these great cities were doing.

Let's start from Twinsburg Real Estate. Was 2008 a real bad year for this young, dynamic, growing city?

Twinsburg Real Estate sales in 1997-2008

Yes, number of units sold sales dropped in 2008 in comparison with 2007 about 25 %. However, statistics for the whole Summit County is much worse. According to data provided by NORMLS and Realist tax data services, Summit County lost about 35 % of sales in 2008 comparing to 2007. Twinsburg is still very popular city and desirable destination for many young professionals, families with children and retirees. Twinsburg Schools system is doing great.

Let's look at it from another angle. Average Sold price was relatively stable for Twinsburg during last five years. Buyers paid respectable $210,341 for the average home in Twinsburg in 2008, which is about 7 % lower than in 2007. Average sold price for Summit County was $130,500 for single family residence and $130,000 for condominium. However, it's more relevant to compare sold prices in Twinsburg and in its neighbor Solon.

Solon's statistics is great in terms of units sold. Buyers of homes in Solon purchased 262 units in 2008 in comparison with 245 in 2007. However, average sold price was $326,776 in 2008 while it was $368,829 in 2007. Impressive almost 13 % loss.

The only sector of Twinsburg Real Estate which is losing its positions is Condominium sales. Condo prices dropped from $172,587 in 2004 to $144,427 in 2008. Buyers paid $160,132 for average condo in Twinsburg in 2007. Unfortunately, condominiums in Greater Cleveland are keeping to be the biggest losers.

Market for single family homes in Twinsburg, especially for houses built in 1995 and later is still very stable and good. 67 single family homes built in 1995 and later were purchased in 2008 for average price of $284,861 which is slightly lower than in 2007. Just look at the data for the similar houses sold in previous years:

2004 - $300,822; 88 houses sold

2005 - $289,000; 74 houses sold

2006 - $303,550; 75 houses sold

2007 - $306,028; 78 houses sold

2008 - $284,861; 67 houses sold.

As we see pretty high buyers' activity in Twinsburg in January of 2009, I think this year promises to be not bad at all.
