"Thinking" Your Way To Success? This book has some well-documented tips...

I've heard that healthy thinking is a key contributor to success. Even the Bible has a lot to say about what a person's mind should (or should not) ruminate about. This is because every choice we make, every word we utter, and every action we take - begins as a thought! Our minds are powerful machines, that can engineer great weapons (bad thoughts), if we don't direct them. So, we really need to have our heads on straight! Hahaha!

We're supposed to lay down old attitudes like, anger, jealousy, and self-pitty. Negativity held in our minds and hearts, can work it's way outward. It's like a poison, that taints our behavior, our conversatons and most damaging - our character.

We have an alternative! The Word gives us better, "right" ways of thinking to keep Grace and Love flowing throughout our lives. Setting our minds on heavenly things is a choice (Phil 4:8). Like Paul for example, who we see as a success story today. But back when Paul lived, his peers only saw a man who was beaten, jailed, and horribly persecuted. Also, poor Paul was often poverty stricken and friendless... YET, somehow Paul still remained positive and took control of his thoughts; During one of his (many) prison terms, he wrote of his Joy, his Contentment, and his Unshakable Faith In God (vv. 10-19).

His life is a stellar, awesome example of a real Positive Faith Attitude. No matter what happened to him, he accepted each action with Trust in God, that God must have a larger reason for these circumstances, and that he would be rewarded for his Trust and Faithfullness. He was a man committed to thinking Godly thoughts, whether his life was marked by blessing - or by adversity.

What does my Broker do for Sellers - that no other Broker does???

As I was sitting in our office meeting this last Tuesday, I learned something extraordinary...

My Broker, ERA Cusick Group (Ventura, California) actually provides a $25,000.00 Liability policy for all their Sellers, for 1 full year following the close of escrow! Okay, some Sellers might wonder, "Why is this important to me?"

The reason that it's important is because many, many closed escrows, end up in after-the-fact Mediation or Litigation!! Usually, it happens because the Buyers feel that the Sellers didn't tell the Buyers all the material facts about the home, before they bought it...

Buyers Need-To-Know Info - When Getting A Home Loan! (IRS info...)

Good Morning - I just found out about this. It's good to know these things!

When you are filling out your loan application paperwork, keep a look-out for this form:

IRS Form 4506-T



Buyers should be aware of this new form, it authorizes a loan officer

to get electronic transcripts from the IRS, covering multiple years
for your past Federal Income Tax filings. This, is nothing new though...

The IRS has been providing private tax information to lenders for
years, but the data typically was requested only at the close of escrow,
and usually for self-employed applicants or those with unusual income
patterns.


But Fannie Mae recently directed lenders to obtain two sets of
electronic transcripts for all borrowers, regardless of their income sources.
First, upfront at application, and second, at closing. Fannie told lenders the
move was part of its efforts to catch fraudulent income claims and limit
loan losses. Many major lenders also want to verify your income
even if you submitted stacks of IRS returns.

Here's what consumers should - and shouldn't do - when asked to fill
one out.

So... Take Form 4506 seriously! It's a powerful tool and
potentially exposes otherwise confidential personal financial
information to unknown numbers of people.
Pay attention to the IRS instructions on the form, particularly the tax
return years being requested and date the form when you sign it. The
IRS will only provide transcripts within 60 days of the date signed.


Remember this: Filling in the tax return years is crucial because it allows you to
limit what can be obtained. The form includes boxes allowing up to 4
years of tax data to be accessed, but you can specify that fewer years
be available.
