In our first part of Midtown Atlanta Real Estate for $1, I ventured a bit out of the Midtown Atlanta area to find you a Single Family Home in Kirkwood. We found a really nice condo near Atlantic Station, all for around $100,000. But, what do you get when you up the stakes, and add a "0"? Ok, we are not talking a few thousand more, but a a mere $900,000 MORE! Of course you are going to get alot more...but the differences between a home and a condominium might amaze you!
Our Single Family Home option, is located in the area referred to as Historic Midtown. This area, protected from development of any high rise buildings, and currently working to get an actual Historic designation, is true "intown surburban" living.
This Midtown Atlanta Real Estate for $1will actually set you back $899,900. Located on Penn Avenue, this home was built in 1914, but obviously has had some renovations! It features 4 bedrooms, 2.5 baths, a top-of-the-line kitchen renovation with SubZero and Wolf appliances, and lots of the period details homes built at this time are known for!
It also features a carriage house for an in-law suite or rental income. And a 2 car garage, a nice amenity in Midtown!
There are currently 33 homes in Midtown ranging in price from $245,000 to $1.75Million.

Midtown Atlanta Real Estate for $1 Plus some Zeros. Ha! Did you really think there was real estate for $1? You knew that had to be to good to be true. But what if we add some zeros...what can we get. Hmmmmm....I said to self.
So, in my market, what can you buy, for say, $100,000 in a single family home and in a condominium? I wanted to approach this as if I was working with an actual buyer and this was what they could afford. So, I would do my research and show them what I thought were the best homes. Now, my market is primarly an urban market, so the single family home is a challenge. But I offer you:
Midtown Atlanta Real Estate for $1 Plus $99,899, or $99,900.
This 3 bedroom, 2 bath home is located in the Kirkwood neighborhood. Now I must first confess, that is NOT Midtown Atlanta. But this is as close as I can get in this price range. Built in 2006, it features an open floor plan, 2 stories and off street parking. It is bank owned.
Kirkwood is an up and coming area, with new construction as well as many older homes that have been renovated. I've not been to this home specifically, but I would point out the home to the left in the picture with the boarded up window.
Midtown Atlanta Real Estate For $1 Plus will get you a much smaller place, but in a much better location in Midtown Atlanta...at the Art Foundry Condominiums. This community is located in the Atlantic Station area, the largest mixed-use, brownfield redevelopment in the U.S. (or so I have been told!)
This 1 bedroom, 1 bath condo is a foreclosure, and is listed for $98,900.
You can walk to Atlantic Station, IKEA and Target as well as Publix Market. I will say that the architect of this community was not thinking of how someone would actually find their home....it's kind of a rat maze of hallways...but for the price and location...it can't be beat!

I've been a Resident of Atlanta for 16 years (the second longest place I've lived since growing up in Montana!) and to say it's changing...well! But, it's all exciting! Of course, we have growing pains, just like any big city does, but it's a great place.....Come on down....I'll give you a personal tour in my special real estate touring car....
In my time in real estate, I've learned "you cannot be everything to everyone." That being said, if I have a Buyer or Seller who want to buy a home, or list a home in an area of Atlanta I'm not familiar with, I won't do it. Call me crazy...think I am turning away business....NOT! I feel I will do a client/customer a BETTER service be referring them to an agent who knows the area they want to look in. On the flipside of that, I see agents work in my marketplace who have no idea what building is coming up next, or what's going on in the neighborhood.
I specialize in Midtown Atlanta! While most of this area is condominiums, I do keep abreast of single-family home neighborhoods close to Midtown, so that if my clients want to move from a condo to a home, I know of areas that would fit their needs. When my fiancée and I decided to move to California, we began to shop around for agents to help sell our condo.
