Over the course of the past few months I have seen several properties being pulled off the real estate market in my area, Green County Wisconsin. Some have become frustrated with the fact that their home has not yet sold, I have also been party to home sales that have sold in just days. It appears that all the real estate gurus have it right when they say if the condition and the location are acceptable, it's the price. the price , the price , the price. The market drives the selling price and we as agents work hard to give our clients the best information about that market so that they can make an informed decision on what price it must be to sell their property. Here is that great fall picture that has come and gone from my neighborhood. Seasons is one of the things I love about this part of the country. Things are continually changing just like the real estate market. People ask me when should I buy or should I just sit it out until the spring? My response to that is an old saying " a bird in the hand is worth two in the bush". Meaning we know that housing prices are lower, the supply is up, and the interest rates are down. If you have the resources to buy your piece of the American dream then now is the time to do it, because we don't know what tomorrow will bring. 
Living in southern Wisconsin we have been somewhat insulated form the drastic housing and credit difficulties, yet not isolated from them. Over the past several weeks we have seen the long term interest rate settle down to around 6%. The home values have corrected and have made this a blue light special time for those that have been on the the sidelines waiting for the right time to buy.
