#3 of 5 Seller Tips by Scott Larson

#3 Sometimes simply repositioning a couch or chair can make a world of difference in a room. Look at traffic patterns and remove obstacles along with excess furniture. Make open spaces. Take leaves out of dining tables and reduce the number of chairs. In the kitchen clear the countertops. When selling a home, less is more.

Just for fun- What kind of pets do Realtors own?

My pet is a Mountain Cur. She (Tiger) was rescued from the streets many years ago. Older and slower, just like me, but the best dog I have ever had.

Let me know what pet live at your home

#2 of 5 Tips for preparing your home for sale.

  • Tip # 2
  • Trim back the landscaping. Make sure your windows and entryways are not obscured by overgrown shrubs. Otherwise, you're hiding the home from the street as well as reducing the light that comes in. You want your home to say Welcome.
  • When the scrubs have been tamed now you can see through the windows. Or can you, well not through dirty windows. So clean the windows then open blinds and drapes. This will automatically make a home look more open, brighter.

#1 of 5 Staging Tips for Sellers from Scott Larson

Remove the clutter that we sometimes don't see. Old socks, magazines, and scattered toys are obvious problems, but just as distracting are the various collections that people accumulate over time. One home that I viewed had more Captain Morgan bottles than the local liquor store. Get your clients to pack up the treasures and books on shelves and tabletops. It may be a good idea to rent a storage garage to move out the mementos. Also make sure every photo is put away, buyers can't see themselves living where the current owners family pictures are everywhere and buyers tend to go down memory lane when they see sellers photos. The finished product is a home that looks more open and spacious, without the strong stamp of the present owner's life

Don't Over-Price your home

The question is how much money have those long days on market listings cost the sellers? The financial loss often exceeds the extra mortgage payments paid and goes beyond the uncompensated hassle factor of trying to keep a home spotless during showings. Not to mention the taxes, utilities, and the delay of moving on with your life. It affects the value that a buyer ultimately chooses to pay because it's not a fresh listing anymore. It's now stale, dated, a market-worn home that was overpriced for too long. Don't let it happen, price your home at the market value.
