Over the last few days we have received a multitude of questions and congratulations on our long awaited partnership with CRISNet MLS. Just to be clear,
Over the last few days along with the congratulations we've received we have also had some our Clients asking questions about how the New Member Benefits compare to the products they may already have. Some Clients have even asked if they can cancel their existing products in order to get the FREE Member Benefits. For those of you who are already paying Clients with RealtyTech, we want you to understand that the New Member Benefits offered through CRISNet MLS are in no way a replacement for your current products. The three FREE products are BASIC products that are inferior to your existing products and may not be applicable to you.
For Example:
The Basic Website is a 6 page website with only 2 of those pages fully editable and a contact page that is partially editable. Most of you have 50 editable pages available. Also, there is no page to showcase your inventory, any office listings, and any buyers or sellers information, etc. Additionally, not all the template styles are available to the Basic Website. Your existing website has many more features and benefits such as displaying agent inventory, adding more pages, more edit functionality, and many template styles to choose from.
The Basic IDX has no agent branding (i.e. picture or contact information), no contact points, No Listing Alerts, and no personalized user experience. Currently, if your website displays an IDX Home Search, all these features are available on your existing IDX product and more!
The Basic Mobile IDX product is a consumer facing IDX home search on their smart phones offering no agent branding, no contact points, no GPS capabilities, no Google® Mapping, only 1 photo per property, etc. The paid or Premium Mobile IDX product offers these features and many more.
Lastly, the offer only applies to new and returning CRISNet MLS Members or a current RealtyTech Client that may not have a website, IDX, or Mobile IDX product. For the vast majority of our Clients, the benefits of their Premium Websites, IDX, and Mobile IDX far outweigh those offered by the Basic products.
So when can some of these tools be applicable to you?
These tools may be applicable to you if you DO NOT have one of our Websites, IDX, or Mobile IDX products. If this is the case, we invite you to try one of the New Member Benefit Products for FREE. If you've decide to take the plunge into promoting your real estate services online, here are a couple of tips on how to get started developing relationships with potential clients.
1) Get some sort of auto-responder program. This is an automated e-mail system that will let you gather e-mail addresses of potential customers and then follow up with them automatically, even as you sleep (hence the "auto" and the "responder"). All you need to do is send out targeted messages to your list at regular intervals. Aweber.com and ConstantContact.com are two of the best known. Both are reasonably priced as well.
2) Then you'll need to get potential prospects to give you their e-mail addresses.
To start collecting email addressed from prospective clients, you'll need to provide an opt-in form on your website. This is the form in which a prospect will give you his or her name and e-mail address. Your auto-responder should help you create this form; all you'll have to do is copy and paste it into your website. You'll want to be sure your opt-in form is easy to get to and easy to see on the page. Center of the page is best, at the top of the page is your next best choice, either on the left or right side. (Important note: if you decide to send different types of e-mails for buyers and sellers, you may want to have two different opt-in forms on different pages (one for buyers, the other for sellers).
Now comes the "tricky" part: You'll need to have a very compelling reason for people to opt-in. Telling them you'll send them your newsletter usually isn't enough. You'll have to offer them something of real value to them.

We wrote in our last post about why participating in real estate forums where potential homebuyers and sellers hang out can be a great way to market your real estate services.
This post will talk about the best way to do so.
Aim to post to the forums you've chosen at least two or three times a week. The more you post, the more your posts' readers will see your signature and the better chance you have of getting the link to your website or blog clicked upon (and the more people will visit your website/blog).
The most important thing you can do (or, in this case not do) is "sell" on these forums. For one thing, forums usually don't allow this. For another, blatantly offering your services, or claiming you can sell a home at full price in 30 days in a down market, or even just coming across as "I'm here only because I want to get clients," will brand you as a forum spammer. It may even get you banned from the forum.
Instead, read posts by others that ask questions. If you can give an answer that adds to the conversation, one that is thoughtful and which offers good information, then answer it. Give solid advice, great tips, useful anecdotes, be helpful. People who read the forums will soon look upon you as a stand-up kind of person, one who knows his or her "stuff." You'll be seen as someone who can be trusted. They will click in your signature to your website/blog; you will start getting people asking you if you can help them buy or sell a home.
In addition to answering questions, you also can start your own forum conversations. Start a conversation by stating your opinion on something (whether housing in your area is poised for a comeback, for example), and then asking forum members for their opinion. Or you could ask if anyone has any experience in home staging, and ask for tips.
The reason you want to start conversations is simple -- you have a better chance of getting your posts read than if you just reply to someone else's post.
Posts sometimes can have upwards of 10, 25, 50 or even more replies. Not everyone will read all replies, but they almost always will read the original post. In addition, you should comment on other members' replies to your original post -- again, this gives you even more opportunities to get your signature seen.
In addition, as the person who starts a thread, you'll soon be seen as an authority and a leader in real estate. You'll really know you've become such when someone starts a thread by asking "Hello [your name]. Wondering what you think about the new housing start stats."
Read your forum regularly. If possible, try to be one of the first people to respond to someone else's thread/question.

In an agreement that will help real estate professionals market their services more easily to potential home buyers and sellers, the Burbank Association of REALTORS® has hired RealtyTech Inc. to provide IDX, Mobile IDX, real estate websites, along with other real estate products and services for all their members.
An Internet Data eXchange (IDX) is an MLS search solution that allows those looking to buy property the ability to conduct searches of MLS properties within a user-specified area and their parameters.
RealtyTech, Inc., based in Westlake Village, CA, has created IDX123, an IDX MLS search system that allows real estate agents to present all active MLS listings with their brand (i.e. picture and contact information). When a viewer clicks to see the details of a property it features the contact information only for the agent who owns the IDX123 product, even if the viewer is looking at another Realtor's® listing.
