Almaden Valley has seen a continuing increase in its inventory. While Almaden seemed almost immune to the down market in many ways, the latest numbers are showing that even this desireable area is being hit by current market conditions. We had a big increase in the number of sellers putting their homes on the market in January. Worse, sales were the worst on record for ANY January, going all the way back to 1999.

A mixed bag of results for Morgan Hill in January of 2009. For the first time in a long while, we have finally seen the total inventory of homes drop in Morgan Hill. That is great news for a market that has been saturated with homes for a couple of years now.
Homes listed in January 2009 was also down from January of 2008. Believe it or not, sales are up a whopping 125% from the same time last year!

We continue to see a market that is deteriorating, but at least the rate that it is deteriorating is slowing. We originally saw some signs of recovery back in the summer months, but the meltdown of October really reset everything back into decline.
Even the good news in sales is clouded by the fact that the increase is due mostly to foreclosure and short sale homes that made up about 70% of the homes that sold in January 2009.

Morgan Hill is still feeling the pinch of the down market. However, there are signs that we are just about at the bottom of the dowturn.
Average price is down, but not as dramatically as some previous months. Inventory is up, but this is to be expected as we work foreclosures and short sales out of the system. Other numbers, like total sales and homes added to the market are actually looking up.
