Overall, the news is actually pretty good for Santa Clara County. While the inventory numbers still remain high, new listings are down and sales are up. Also keep in mind that a HUGE portion of the homes in inventory are foreclosures or short sale properties (nearly 4000!) In fact, the general trends all seem to support the idea I have been sharing that we are either right at or very near the "bottom" of this market. Holiday Lake Estates has seen very little action in recent months. However, we can finally see that some homes are at least getting attention. Unfortunately, in the month of August, only one home went pending. Here is the data

It may seem obvious, but despite that fact, many relationships in real estate fail because the buyers, sellers or agents are not communicating effectively. Some good news this week and a few more reasons to give condos a serious look. The big media has caught on to what I have been reporting for a while now, the good news is that the bad news has slowed the rate at which it is geting bad - which is good. Trust me, it all makes sense.
There are a couple of things going on that might just make condos a good option for some buyers. Be careful tho, if you don't buy right, condos can be a very bad move. We will talk about this and various other current real estate events in this weeks episode.
