Not a great month for Los Gatos. We are starting to see a few cracks in the market with declines in average price, increases in inventory and decreases in sales. However, time on market is still reasonable.
This may just be the best time to consider buying in Los Gatos while prices are weaker in a market where home prices have historically always grown.

Saratogas market continues to show signs of slowing. Inventory is up, sales are down. While average sales price remains healthy and days on market are still reasonable, if inventory continues to rise while sales drop, price will eventually have to come down to equalize the market again. The summer season appears to be over for Morgan Hill. It arrived a little later than last year and July looks like it might just end up being the last we see of it.
Overall, the short term numbers are mildly encouraging. However, the year on year numbers do not paint an encouraging picture. We are clearly still feeling the down market and while we may be getting a hint of a "bottom" with some of our numbers, we are still facing an uphill battle.

The numbers are in for July 2008. The housing market in July for Santa Clara County has taken a hit. Homes for sale inventory numbers made a big jump when compared to the same time last year. While the bad news does seem to be coming at a slower rate than before, it is now coming from areas we typically saw resisting the down market like Cupertino and Los Gatos.
The good news is that overall sales of homes was up.

This should not be news to anyone. We all try to make the best impression possible in interviews, first dates, etc. In the world of real estate, many agents work hard on creating the perception that they are a successful agent.
We will discuss how that is often not the case. They can also point to their office or their status as a "Top 1%" agent as a reason to work with them. We put all these ideas under the microscope this week and see what we get!
