What is going on with gas prices?

Anyone else noticed the price seems to increase about 10 cents per week, like we are suppose to not notice this.

I know I might be slightly showing my age her but I can honestly remember when the price of gas was in the 90 cent range and it did not go up and down like it has been the past few years. In fact I even believe there was an entire year that the gas price did not change from 98 cents a gallon, anyone else remember that? (granted I grew up on the East Coast)

So I know there must be some kind of crazy system the gas companies are trying to do here, first they threaten us with 5 dollars a gallon, then they bring it below 2 dollars and now ever since they have been raising the price up and up and up.

They do not need to make more and more BILLIONS off of us, just pick a solid price and stick with it.

I have become a major budget person over the past 3 years and I tell you going the grocery stores and paying a different price every week and going to the gas station and paying a different price is really getting annoying.

Look at the house prices they don't change a weekly basis, look at cars neither do they, look at the price for an appraisal, what about the price to do your taxes, even computers, real estate commissions are the same and so are lender's fees.

Why is it that everything is becoming stable in the economy accept our consumables? If all the sudden the entire real estate industry woke up tomorrow and started charging 15% to sell a house no one would have a single listing, so why is it that the gas companies are allowed to get away with the trickery?

This comes up quite a bit with my family on if they should use my services or the services of some complete stranger that has nothing to do with me or the company that I am working for.

Think the best way to explain this is to give 5 reasons for both sides of the decision.

5 Reasons to Not Use a Family Memember for your next Real Estate Transaction

  1. They are inexperienced in your type of transaction.
  2. You don't want them to know your financial situation.
  3. Not part of your local board of Realtors (to far to service you correctly).
  4. They won't take the transaction as serious because they did not have work for it.
  5. Afriad they will let the relationship get in the way of a sound decision.

5 Reasons to Use a Family Memember for your next Real Estate Transaction

  1. Help your family as you would expect them to help you.
  2. They will want to give family an even higher level of service because of the relationship.
  3. If you can't trust family to take care of you then there is no one in the world you will be able to trust to take care of you in such a large decision.
  4. You can use that "life line" even after hours.
  5. You have to see them at the next family get together.

Well the decision I am sure is different for each person but then again most of the successful real estate agents are built on relationships with their potential, current and past clients and family members are usually the same. Just remember use who is best for your situation and it is always nice to help out a family member with having them get the commission on your next real estate deal but don't sacrifice the quality of the transaction just because you are afraid Thanksgiving Dinner will be a little bit awkward. I have had both the transaction with a family member and have had several family members call me after they have committed with someone else to complain about the service to for me or to have me answer a question they did not feel comfortable asking THEIR AGENT. Truth be told we have all got over that and have family gatherings as nothing has changed.

As a person that has worked in sales for almost a decade (later this year) I am always trying to help those that are in the same situation as myself. Meaning that even though I know I could get a better deal on a car I do not go to the Manager instead I still use a salesperson from the floor because they NEED the commission to survive however I will still walk away from them if they are not providing the service I expect!

Remember to pick what is best for you, that part-time family member who just got their license to take advantage of the family members buying all of the investment properties may not be the best person to use on your very first transaction even though they are your family member they will not know how to protect you. Also don't just pick some Agent out of random in order to ensure not using your family either because that could be a person who is in it for nothing but the money, then they won't care about you because they don't have to worry about you being at Thanksgiving Dinner!

Temecula City Council Bad Development Decission

For this article wanted to discuss something most of you may not even be aware of even though it is happening right here in the southern part of Temecula. In a January city council meeting they did the final vote for a change in part of the Temecula Lane development. Originally developer D.R. Horton was suppose to build 85 units for moderate income households however according to their sales office they were unable to qualify people at their previously high prices and therefore decided to GIVE the city 11 units completely free in exchange for being able to sell the other 74 units to whomever they choose at whatever price they can. Please understand knowing politics and knowing how cities work in relation to allowing changes this would normally not bother me however you must understand this location was originally zoned for commercial then they got the change to residential (condos) with this guarantee of providing moderate income housing and now the builder has slid this under our noses by bribing the city so they can make an even larger profit. It could easily be believe this builder knew exactly what they were doing by not allowing these moderate income homeowners the lower price which they should have done and instead “purposely” did not give in knowing they would not be able to get rid of these homes, now bribing the city so they can make an even larger profit on this same land. City states they will be evaluating the best way to maintain these properties and get them ready for the low-income earners as originally agreed upon by their 4-0 vote (one member was not present).

How can you run this wonderful city of Temecula and yet make such bad decissions? This has to be the worst I have seen in a while from any city let alone Temecula. They should have seen from the beginning that the developer purposely not pricing these homes so moderate income buyers could purchase them.

Either way that is behind us and hopefully that developer will just finish their build out and move on. With another note they do have some very low prices now that they get to keep the profits instead of sharing anything with the city.

Temecula's 25 Million Dollar Hotel Coming | Market to BOOM AGAIN

For those of you that keep on top of the Temecula localized market you more than likely have already heard about this and I would have blogged about this a lot sooner but have been too busy to add anything here.

If you were the planning commissioners for the City of Temecula and someone from Anaheim asked for permission to build a five-story upscale hotel; what would be your response?

As you yourself would do the City of Temecula said without a doubt, PLEASE DO!

The great thing is this fabulous luxury hotel will be in the heart of Temecula just on the east side of Jefferson Avenue which should be great for our market because people who stay there will need to drive past the other parts of town. If coming from the 15 South they will need to past by Central Temecula with the mall and if they are coming from the 15 North then they will pass Old Town. Either way this is going to be great for our market and will allow more people to come from out of the area and discover our amazing golf courses and wineries.

Don't worry this hotel will not being coming tomorrow so if you are afraid of the market not allowing this to be completed that is not a problem because the future owner(s) do not plan on the completion being for about 2 years.

Hopefully you can see the great potential of our amazing city as I have, these rooms will bring more taxes to the city, more local jobs and a place to stay during our largely popular events!

Quality Vs. Quantity

As time goes by review my business and see the same problem over and over...

The quantity of clients I help at one time, the quality is always on the top of the top never any bad clients or people that was not willing to refer me to their friends, family and even total strangers.

So I am reaching out to anyone that can help, what are your suggestions on how to give a 5 star performance and still help 10+ people at the same time with that 5 star performance?
