Father's Inspiration and Hope.....

01-04-09
Tim Taggett

I have seen this video before.... but everytime as a father of three... one being a son. I must take the time to share it.

This is not my normal type of blog so I am stepping a little bit out my shell. Meaning what does your basic Temecula / Southern Calfornia Agent know about inspiration. Not much but this video made me want to share this with as many people as possible.

The father in this video is amazing and even though I try to be an amazing father for my children even this inspires me to be better.

Everyone with children, I ask maybe you can be inspired to do just a little more. That is my challage for myself and I invite all of you with children to do the same.

God Bless,

Tim Taggett

Forbes Gives Away - America's Extreme Home-Sale Tricks.....

01-02-09
Tim Taggett

Even though I found and read about this several weeks ago with the new year it is time for new ideas in the Real Estate Industry.

In late December the popular magazine came out with an article titled America's Extreme Home-Sale Tricks and it goes on to discuss what different people and companies throughout the United States have attempted in order to get rid of their properties that just would not sell to the general public.

One of my favorites that I actually saw while watching the San Diego market is the 2 for 1 deal the local builder Michael Crews was attempting to do with his 2 developments in Northern San Diego County. His thought was you buy an expensive $900,000+ home and I will give you an over-priced townhouse/condo in Escondido. The idea was good but who really wants that Escondido property? No person that is buying those kind of glorious homes has a desire to take a property that he could not even auction off, he tried that in 2008 as well. Please do not think I have anything against Micheal Crews or any of his companies because I do not. Credit to him is even though none of the buyers took him up on his gift the publicity did get him enough people to his higher end development and was able to sell all of them.

The article goes on to explain things like the classic trade-up which many people have used and one that I have not tried before but would consider which is the raffle idea.

I choose to not go over each and everyone here because I wanted to add onto the 2 for 1 and yet this or other ideas I would really like to see your comments and opinions on.

Have you used any of these in the past?

Do you have an idea that has not been used or something you have used but was not mentioned?

Check out the Forbes article on-line for yourself and your feedback and comments are always welcomed.

May God Be With You & Yours,

Haunted House in San Francisco....

01-01-09
Tim Taggett

Pacific Heights of San Francisco as you can imagine is a very high end and well taken care of more established community.

Now one of the city landmarks which was also the mansion of Richard Chambers (former silver tycoon and US Senator).

According to The Wall Street Journal this house is haunted and has had reports of windows and doors opening on there own.

What could have caused this you may ask?

Well according to Haunted San Francisco, it was the niece of the former Senator who had a horrible death at the home and now sill "haunts" it.

In the past this same home was actually used as a hotel for many years until they decided to convert it into two separate homes one of which is currently listed for sale and is supposedly "haunted". While talking on the phone with someone this morning I had mentioned this property but without telling him it had at one time been a hotel and his first response was "open the house 24 hours a day and get some income from it". Just like an investor mind, always looking at taking the interesting and making it the profitable, he will do great this year!

Well if you would like to see this $4.25 million dollar home feel free to click on my link below and it will take you to San Fransisco Properties and this marvelously intriguing home at 2220 Sacramento Street.

What are your comments on this home? How about other haunted homes?

God Bless and Happy New Year!

Future Goals - Do you have any?

12-31-08
Tim Taggett

Hi Again Everyone,

This blog I am sure come tomorrow or the next day there are going to be many blog postings about goals for 2009 well this Temecula Real Estate Consulant wanted to be the first to share with the world the importance of goal setting and my personal goals for the upcoming year(s).

First of all all successful people set goals however it seems like less than 20% of them write them down. I have decided to take one set further from writing them down this year and share them with you and the rest of the world.

To give a background of goals and the "proper" way to set them up, there are short term and long term goals both of which are very important. The definition for short and long term can be kind of tricky because based on all of the books, college, sites, audiobooks, blogs and podcasts; everyone has a different way of defining them.

How Tim Taggett defines short term goals = any desired accomplishment that you have written down and committed to complete within the next 12 months.

How Tim Taggett defines long term goals = anything you have written down however do not feel the desire to complete it within the next 12 months.

As you can imagine many people write goals with no intention to complete them well personally I have made goals in the past and then completely forgot about them and therefore now it is time for a change, therefore this year I will share them with as many people that are willing to listen/read.

One reason I have decided to share this with the community here on ActiveRain is because if anyone can help me accomplish them then please feel free to share any advise because I am always open minded on new or old ways to accomplish things.

Second reason is feel free to share you goals here with everyone because that also shows you are committed to completing them which as I have defined above is my personal difference between a goal and simply a fantasy. Remember goals are can and should be accomplished however fantasy will forever stay in your mind.

After my long winded explaination of the how and why, here are my professional / personal goals both short and long term.

Short Term Goals (To be completed in 2009)

  • Net $20,000 in one single month (meaning after all expenses)
  • Save $30,000 for the purchase of my newest house
  • List 1.2 Million Dollars of Real Estate in 1 month
  • Buy 5 Tax Sales
  • Form a networking referral group of at least 24 people
  • Apply to VA (I rate it just have never taken the time to do so, this one really doesn't deserve to be on the list but it will be an easy one to keep me motivated)

Long Term Goals (Could be completed in 2009 but after all short terms so more than likely after 2009)

  • Get my Broker's License
  • Purchase another House
  • Own a Range Rover
  • Save $30,000 per kid for a gradutation present (I have 3 kids, my oldest is only 7 so still some time)
  • Buy 35 Tax Sales
  • Own a strip mall
  • Own a 16+ Unit Apartment Building
  • Donate a $100,000 check to a charity (inspired by the Secret Millionaire)

Well that wraps up this blog post for now, I will be glad to respond to anyone on this so post as many replies are you like. Will be here the rest of the year and into the next!

God Bless,

Tim Taggett
