As of today, there are 44 homes listed in Royal Pines. Of the 44 homes listed, 1 is on Hold - Do not Show and 1 is under contract (I am the buyer's agent). The median home price is holding at $264,450 with 130 Days on the Market. For the first time in a long time, we have the lowest priced home in Royal Pines under $200K at $195,000 and it is not a foreclosure!

In the year of 2009, 10 homes have sold in Royal Pines with the median home price coming in at $254,065 with 107 Days on the Market. If you are trying to sell your Royal Pines home and it has been on the market over 107 Days, it may be time to consider a price reduction.

Places to Retire" according to moneywatch.com, where Beaufort ranked third of seven

cities mentioned. Jill Schlesinger, Editor-at-large for CBS Moneywatch.com, took a look

at numerous "best places to retire" lists from various publications and compiled a new

list with the places that were most commonly mentioned and stated the pros and cons

of each place.

"The ‘Real' Top Places to Retire" were ranked as follows:

1. Austin, Texas

2. Portland, Oregon

3. Beaufort, South Carolina

4. Bismarck, North Dakota

5. Burlington, Vermont

6. Cincinnati, Ohio

7. San Diego, California

The list states that Beaufort is popular with retirees because of its quaint, seaside

homes but has a slight-negative with its hot and humid summers.

Beaufort has been previously mentioned in other top retirement lists, such as Money

magazine's Top Towns on Water, TopRetirements.com and RetirementLiving.com.

There are so many programs out there for our military when it comes to getting mortgages for home purchases.

There are a couple out there that BUG ME in a huge way!

My story: This particular company says they will 'give' the military person a discount if they use XYZ Mortgage and purchase their home through ABC Real Estate Company. Well...well...well....in the end, XYZ Mortgage ends up charging a point or even two. As you notice, I am not naming names in this blog, but I am sure that any agent selling in any military town knows who I am referring to because this is not a new program - it has been out there for a while.....

My advice to ALL MILITARY PERSONNEL: Ask XYZ Mortgage Company for a Good Faith Estimate (GFE), then shop 2 other Mortgage Companies and look at your BOTTOM LINE out of pocket for the purchase of a home. For example have them all quote a VA Loan for a $200K house and look at the bottom line, so you are comparing apples to apples.

Picking a Mortgage Company on the basis of a discount offered? Make sure to get a GFE to conduct a true comparison of Mortgage Company offering to Mortgage Company offering.

Picking a Real Estate Company on the basis of a discount offered by a Mortgage Company??? Not a good idea!

Picking your Real Estate Company and Real Estate Agent based on their experience and professionalism??? ALWAYS a GOOD IDEA!

The median home price in Royal Pines is $285,000 with 126 Days on the Market.

So far in 2009, 9 homes have SOLD in Royal Pines with the median sold price of $252,000 with 99 Days on the Market. Homes that are selling in Royal Pines are doing so in about 3 months time, so if you live in Royal Pines and your home has been on the market over 3 months, you may want to consider why your home is not selling. Does it need updating? Is is priced correctly?
