I am so pleased to announce that Johnnie Rosser of RE/MAX EXCEL was given the Cache-Rich Association of Realtors GOOD NEIGHBOR award at our business luncheon this past Tuesday. This award honors one associate who has made exceptional contributions to his or her community this past year. Johnnie was awarded this because of his dedication to the Cache Valley chapter of the Utah Down's Syndrome Foundation.
Way to go, we are SO proud of you Johnnie!!
Please keep the sidewalks and driveways of your vacant listings clear of snow and ice. Buyers don't want to have to go slogging through waist-deep drifts or risk broken bones from slips just to see inside! (and do we want our clients to have that liability?) Also, please make sure your lockboxes are easily accessible. This time of year it is not fun to get to the utility meter!

Bio
Robert Bowen has been successfully marketing himself since age 10 when he started his own lawn mowing company. He called it Bowen’s Mowin’ and his slogan was, You Grow It, We Mow It. Going door to door in his hometown of Beaver Dam, UT he began signing on clients. During the summer local residents of Beaver Dam recall him pushing his lawn mower up and down the road as he went from home to home performing a quality service at an unbelievably low price. Eventually he expanded to a riding lawn mower, and at age sixteen he upgraded to a truck and trailer to haul his equipment. Throughout his High School days, Robert’s friends thought of him as a work-a-holic as he continued to run Bowen’s Mowin’, he worked at a local service station as an esteemed “grease monkey,” he wrote articles for The Leader and The Standard Examiner, and he was a member of the school’s newspaper staff. As he did all of these activities he maintained a 3.4 GPA and a smile on his face. From a young age, Robert’s neighbors gave him the nickname of “Smiley” because he couldn’t seem to wipe the smile off his face no matter how hard he tried. As he grew up and continues to do so, his smile continues. One of Robert’s core beliefs is that you are doing something wrong if you aren’t having fun. In the winter you can find Robert up at Beaver Mountain trying to cut the first marks into the freshly fallen snow, playing in the snow in his front yard, or sitting around the fire drinking a hot cup of cocoa. In the Summer Robert spends most of his evenings standing next to his grill as he tries to perfect the art of grilling. Those who know Robert best know if they show up around dinner time they will get a full course gourmet meal. Robert loves to have friends over so he can tell his big fish tales of his entertaining life and let them know what a good cook he is. His grandma will tell you that he sure isn’t shy about what he is good at and she thinks he is a good looking young man. Communication is something that comes natural to Robert. He prides himself in being able to talk to anybody about anything. Robert maintains friendly relationships with just about everybody he comes into contact with. Sixteen years later he continues to amaze people as he confidently strives to be successful in whatever venture he takes. Robert loves to help people get what they want. For this reason he is a great Real Estate Agent and will always put your needs first.
Testimonials:
"What can you say about a ball of energy? Robert Bowen illuminates the world with his professionalism and 'can do' attitude. It doesn't stop there as with most of us though. Robert 'delivers'. He does so while always maintaining the highest level of integrity and showing you the have fun in the process. I'm excited to be working with Robert and I know anyone he comes in contact with will as well." Rebecca Houser --
"Robert Bowen is a great realtor! From the very beginning, Robert wowed me with his fresh look on things and his willingness to do anything to sell my home. His knowledge of advertising and marketing was the reason I chose to work with him, but his customer service and follow through is what will keep me going back! In a slower market, it was comforting to know Robert was doing everything necessary to market my home. Combine that with the RE/MAX name and we had a quick sale! Plus, he cleaned my carpets! I would recommend Robert Bowen to anyone looking for a quick sale with a professional realtor!" Mike Ashton --
"I can't say I've ever worked with anyone as thorough and caring as you!" Carol --
"My experience with you was a positive one. You in particular were very helpful and answered my questions as they came up. The one thing I really appreciated was your follow up." Renee --
"My experience with Robert was the best. He was prompt and always there when needed. Keep up the good work!" Sandy --
"Mr. Bowen, This letter is to thank you and to let you know how much you are appreciated. In July, I began to look for a home from almost 200 miles away. This was not easy by any means. Trying to work with my work schedule and availability of weekend time proved difficult at best. No matter what time I could make it or what day, you were always willing to work with me and met me right on time, being punctual and letting me know that what I wanted/needed was priority in the face of many other clients. I thank you for helping me with just meeting my immediate goals, without trying to sell me something that wouldn’t work for me or be too costly, you saved me a lot of time, discouragement and gave me encouragement all the way. Whatever questions I had were answered; and if you didn’t have an answer you would find one for me. In the events that occurred in the processing of the mortgage and extended paperwork, you went above and beyond the call of duty. With great honesty and to my best interests, you helped me define the terminology of the legal issues at hand and helped design a better way for me to take possession of my new home. Without you, your friendliness, your honest answers and extreme patience and help, this deal would have been a lot more difficult for one who was buying her first home. I thank you Mr. Bowen, for being there even after the move. You have always extended some extra help and I knew that you would answer questions I had about the town, the community and you were a constant welcome for one who was taking the biggest step in her life. Thank you for going above and beyond, and for being honest with me! I will forever be grateful that you met me at that first house to look at. I did not want to deal with anyone else after meeting you. With much hope for your success in the future!" Vickie A. Duncan

KSL reports that Utah is ranked 13th in the nation for foreclosures, seeing an increase of more than 70 percent from October 2007 to October 2009. http://www.ksl.com/index.php?nid=148&sid=4820359 With this increase, the State of Utah is seeing more and more foreclosure fraud cases. If you are at risk of losing your home, do you know how to spot this fraud?
Utahn’s are being approached by companies promising to rescue them from foreclosure, offering to pay off the delinquent mortgage if the property is deeded to the company. The homeowner is allowed to stay in the home as a renter, with the option to repurchase the home at a later time. Unfortunately, often the only thing the company does is cash out on the equity of the home, eventually causing the bank to foreclose on the home and evict the “tenant”.
Homeowners should be cautious anytime they are approached by anyone offering unsolicited help in saving their home or credit. They should always make sure they understand aspect of any deal they make, and if they are not sure what they are being offered is legitimate, they should talk to their lender or a qualified counselor. HUD offers a list of counselors at their website http://www.hud.gov/offices/hsg/sfh/hcc/hcs.cfm
If you are at risk of losing your home, please call our Logan office at 792-4444. Perhaps we can help!
