Home Sale Trends for for Franklin, MA 02053
RE/MAX Executive Realty has released updated real estate market statistics for Franklin, MA for the month of November.
The median price of a single family home in Franklin was up for the 13th straight month! The median price of a single family home was $350,000. This is up 13.9% over the November 2009 median, with an average price of $175 per square foot.
Home sales in Franklin continue to remain healthy, with 13
homes sold in November. Although this is down from last November, this activity was very natural and was expected considering the initial home buyer tax credit expired in November 2009 (the deadline for the tax credit was later extended to April 2010).
There were a normal number of homes on the market for this time of year. After an average of 97 days on the market in Franklin, 11 homes went under agreement in November. There were 145 single family homes on the market.
The market continues to be generally favorable to home buyers with November 2010 median prices at or near November 2003 levels. While interest rates have been at historic lows, the home affordability is greater than it has been in years.
What does all of this mean to a buyer or seller? The long term value of home ownership has never changed. With interest rates still low and inventory normal, we expect home sales in Franklin to continue to improve into the Spring of next year.

Rick Kaplan will be the President of the Commercial Division and will be responsible for the marketing, sales and leasing of all retail, industrial and commercial real estate for the company. Kaplan has over 14 years experience in the commercial real estate/brokerage industry, specializing in the 495/MetroWest territory. Rick is a member of the United Chamber of Commerce in Franklin, the Milford Area Chamber of Commerce, Boston Metro Net and Business Networking International (BNI). He is also a member of the Medway Business Council and Bellingham Business Council. For many years he served on the Industrial Development Committee for the Town of Medway.
The RE/MAX Executive Realty Commercial Division will include the sales team of Bob Badzmierowski, Eileen Mason, Laudy Soifer, Diane Vokey and Audrey Alberts. The Commercial Division will be located at the RE/MAX Executive office in Franklin, 445 Franklin Village Drive, Franklin, MA 02038.

We are a military family and received notice that we were reassigned and had to be gone is 6 weeks. In this market, Susan provided a calm reassurance on days where the outlook seemed bleak and renewed our enthusiasm and confidence with every visit or conversation. In the end we were not able to sell our home but were able to rent it. Susan was very supportive in our decision to rent vs sell at this time.
