How much do you REALLY know about the FHA 203k Loan?

The FHA 203k loan is a gift to home buyers just looking for a break. The FHA 203k affords the home buyer the ability to purchase a distressed property at a REASONABLE price, add in the rehab expenses and sometimes even a few months’ mortgage payments.

An FHA 203k loan can be used for structural, mechanical and even cosmetic fixes. The minimum amount of repair/ rehab is $5,000! How great is that?

With the FHA 203k Streamline loan they allow for $5,000-$35,000 in non-structural repairs. These properties must be owner occupied within 30 days after closing. Whereas the FULL FHA 203k will allow for structural repairs and the owner typically has six months before they must occupy the property.

The FHA 203k loan just keeps getting sexier the more you know and learn about it. Yes, I said “SEXY”. A few added perks to the FHA 203k if you were not already aware…

The 203k loan does not cost the Seller any additional money than your traditional loans.

203k loans can be refinanced into a 203b or other traditional loan.

Home Buyers can purchase with the FHA 203k on all types of properties… REO/ foreclosures, short sales, HUD Homes. ***On HUD Homes, the 203k is perfect for the “FHA Uninsurable” properties. FHA Uninsurable means the property is not FHA insurable in its current condition, but with the FHA 203k, the house becomes FHA insurable because the needed repairs are included in the loan.

Kick-A-Thon 2011 to benefit UMMS and Juvenile Diebetes

2011 Kick-A- Thon

Kicking with Ellie in memory of Chris Tucker, the 2011 Kick-A-Thon to Benefit UMMS (University of Maryland Medical System) and Juvenile Diabetes was a HUGE hit.

Ellie is a long time student of Maryland State Martial Arts who has been living with Juvenile Diabetes. Chris Tucker is one of my three brothers who was suddenly killed in 2008 as a car pulled out in front of his motorcycle on Edwin Raynor Blvd, in Pasadena, Md. John Tucker, the owner and lead instructor at Maryland State Martial Arts, felt the need to reach out to the Pasadena and surrounding communities to assist in the fight against Juvenile Diabetes while bringing attention to the hundreds of motorcycle riders who are senselessly killed and injured each year.

The 2011 Kick-A-Thon was the third year participants came from both the Pasadena and Severna Park locations of Maryland State Martial Arts to lend their kicks and hearts to help out in a great cause. More than 25 children participated in this year's Kick-A-Thon. With more than 25,000 combined kicks and raising more than $7500 to benefit the University of Maryland, Center for Diabetes and Endocrinology and the R Adams Cowley, Shock Trauma Center at University of Maryland, this year's Kick-A-Thon has turned out to be a great success.

Why Ellie McIntire inspires me!

For the last three, maybe five years, Ellie McIntire and I have been meeting up every few months or so for a casual lunch to catch up. In the last year or so, lunch has turned into a pedicure. All we are missing is alcohol and we would be set!

Once upon a time, when I first met Ellie, the world of real estate was an unpredictable roller coater ride that ALWAYS turned out with a closing within 30-90 days after putting a home on the market. Over the last few years, the market has changed drastically to an unpredictable mess. *Thank you Obamaica and other government actions, unreasonable underwriters and other idiots that have contributed to this current economy and real estate mess we are in.

Anyway. The title of my book blog is "Why Ellie inspires me". Caught your eye didn't I? If you aren't familiar with the infamous Ellicott City Agent, Ellie McIntire you don't know what you are missing. She is delightful, aggressive as well as giving and warm hearted. GIRL POWER!!! Nothing and NO ONE means more to her than her son Drew. Her foriegn accent helps to set her apart from others. ELLIE MCINTIRE has an attitude that clearly conveys to anyone who comes in contact with Ellie she is about doing the right thing, having fun but don't stand in her way. Ellie McIntire has managed to navigate her way through this circus of a real estate market we are currently in. She works with Purchasers and Sellers from Anne Arundel County, Howard, Baltimore, from one end of the universe to the other. Ellie McIntire is the mistress of her domain. Armed with intelligence and tons of common sense, she doesn't take no for an answer or ever get taken advantage of.

My point is??? So many others have tried to convince me the market sucks, there are no qualified buyers or sellers out there.... the world as we know it is coming to an end. Today, while sitting enjoying our pedicures, Ellie and I shared (more Ellie than me) what works and what isn't working in keeping her real estate business alive and thriving. Ellie McIntire is thriving in today's real estate market. When you speak to Ellie you know Ellie loves her job almost as much as she loves her son, Drew. From Internet marketing, blogging, pop-bys, staying in touch with her database, she inspires me every time I speak with her or share a pedicure with her. Ellie McIntire brings me back to reality. This is a GREAT friggin' real estate market. As I like to say, "everything is on sale". In this market, we need to stick with the basics while adding a twist of the modern conveniences. When God made Ellie McIntire, he must have broken the mold. She works smart, enjoys life and makes the best of every situation. Her accent perks me up too!

She is a dose of reality that many people are not ready for. Ellie doesn't hold back but you always know she is being honest and upfront with you. From her personal life to her professional adventures, she is a true inspiration. Ellie McIntire has managed to prosper in the world of real estate, selling at record highs, year after year (even in the last few years). Ellie stays ahead of her competition, keeping in touch with her past clients, marketing herself like a mad woman and taking advantage of every out of the box idea that is thrown her way. Ellie McIntire rocks! I wanna be like her one day... without the accent.

Marketing Academy with Vena Jones Cox was Awesome!

This last weekend, I attended the Marketing Academy with Vena Jones Cox.

What a breathe of fresh air? Not only did Vena provide invaluable information, she was precise. Her experiences in the world of real estate investing proved to be the asset I needed to help me make the connection between marketing and how it affects my businesses.

Vena uses practical, common sense techniques that make sense when promoting her business. She proved to be straight forward and ethical in her teachings and business. She really connected with many of us at her Marketing Academy. Her Marketing Academy was one of the very few conferences I have attended over the years that I came away excited to apply what I just learned into my real estate investing business.

I found Vena Jones Cox to be delightful, far knowledgable than any other speaker or "pros" in the world of real estate marketing (or investing for that matter).

I can't say enough great things about Vena Jones Cox and her Marketing Academy. I am looking for the next opportunity I can attend another conference with her... hopefully strictly on real estate investment aquisitions and practices. (HINT)

Real Estate Transactions will be subject to a 3.8% Sales Tax

My good friend and associate Lori Dubellout of Florida sent me a disturbing (but not surprising) email yesterday. I thought it was important to share it with as many people concerned about their real estate transactions and the bottom dollar. Did you know real estate transactions will be subject to a 3.8% sales tax? Ouch! This is just one of the new health care "reforms" ObamaCare snuck in without notice. No matter if you are middle or considered upper class (or "rich") you will experience the blow to your wallet. Put into effect to support ObamaCare, real estate transactions will be subject to a 3.8% sales tax.

Just think about it. On a $200,000 homes this would be equal to $7,600! This is in additonal to your normal settlement fees already being incurred.

Health Law's Heavy Impact is more than real estate transactions subject to a 3.8% sales tax. You will also find snip pits of hidden penalties, additional taxes or tax hikes, middle class or not.

Is this Hope & Change great or what? Does this stuff makes your November and 2012 votes more important?
