The economy today is challenging and with so many people out of work Realtors must beware. Desperate times call on people to do desperate things so Realtors must be aware. My policy at www.BocaExecutive.com is to get as much information before showing a property to a buyer. Meaning I write their name and number down I tell another Realtor on where I will be and at what time. I take off all My valuables including wedding rings, earrings, and necklaces. I also make a copy of the persons drivers license which I leave at the office I simply tell them it is an office policy and if I do not followed those steps I can not leave the office to show them anything. Doing this allows them to provide accurate information on who the buyers really are, and it leaves a paper trail, it also makes them think twice about commiting any and all crimes when I am out showing. You just never know it they have intentions to rob, rape or steal your vehicle and these steps make it that much harder. May I also suggest that you have your clients follow you so you always have your escape route planned should anything strike you as odd behavior. So follow these steps for your safety and get ready, set and show.

The most important part of a business is satisfying the customer, which means customer service should come first. You can offer a FREE CMA like I do at www.bocaexecutive.com. But unless you get some of those customers to come back to you, your business will not sustain itself. Good customers means getting them to return and sending them away satisfied with your services. If you are a good salesman you can sell anything once but unless you create a relationship with that client in the future your business will suffer. May I recommend answering your phones, do not make promises you can not keep, Listen to your customers need, deal with complaints, be knowledgeable, informative, and courteous. When these steps are followed you will automatially createa relationship with your clients that will reassure your future business plans.

I have had this conversation more and more these past weeks with tenants, and after considering the costs to rent meaning first, last and security, as opposed to buying with a FHA loan it is clear as day that they lean toward buying. This indeed is more time consuming than a simple rental from the agents side. An agent should also consider if this is a first time home buyer and you as an agent see a long range business model, meaning in five years will this buyer consider a larger home or a larger purchase. The possibilities you have to later sell the home five years from now and help them purchase another home only increases your traffick now imagine turning all your tenants into home buyers and imagine at least one lead from each of them ....Did that thought make you consider to show them around for few days in order to buy or what? Too many times a day do I see Realtors only lookng at tenants on a short term basis and a quick paycheck it is time more and more Realtors look forward to long term gains with these clients. So I ask you as Realtors to try to qualify at least on tenant a week to see if the best for the client is a buy as opposed to a simple rental. Do the cost comparision and see for yourself .
