If you are a buyer that is in a place where you can buy, qualified and ready to purchase, Don't wait !! 11 more days to be in contract. Why would you wait and miss the tax credit? Can A Listing Agent Realy Only Work M-F ?

We all know how many hours we need to put into this business to be successful right? I thought we did, but seeing wording like this on MLS from listings agents makes me wonder. "Seller ( this is a nice way of saying listing agent right?) kindly requests that all offers be presented to the xyz listing agent via email, fax or hand delivery, between 8am-5:00pm, Monday-Friday". So the question is... Will this work? Will no weekends really work in the real estate business? Please let me know if we are just crazy working 6+ days a week???

Now More Then Ever...TGIF

Have you ever had those weeks when you just want it to end? As agents we have our phones on 7 days a week ( yeah I know we try to take 1 or 2 days off a week but we still check voice mail & e-mail right !!) and our blackberry's are on just to look at e-mail even on those days off just to make sure we don't miss the " BIG ONE". After 1000's of e-mails and phone calls this week, I am SO ready to have a day off. We need to rest, relax and breath sometimes, totally away from our business. Sunday is that day for us. Everything can wait just one day right? A Sunday nap is sounding so...... good right now ! Have a GREAT weekend.

Never Go To A Showing Alone !!

That is the case if you are directionally challenged like I am ! Belinda is the master navigator for our team and has a good sense of direction. Me.. Not so much. So.. yesterday I went alone on a showing ( my first mistake) and the showing was in an area that has 100's of dirt roads and major mountains all around. No big deal, I'm a guy I can handle this right? WRONG. I take off, map in hand and away I go. I start following the map, street by street, onto the dirt roads,still good, make a wrong turn, then another, then a tee in the road, I go left, maybe should have gone right, who knows at this point. Now I'm late for the appointment where I was meeting my buyer, I have no idea where I'm at, no street signs, on some dirt road out in the middle of no where. I call Belinda when I finally get to cell coverage and say... Honey I'm totally lost, have no idea where I am at. After a LONG.. o.k. I tell her to call the client and say sorry he won't make it. Then she tells me to just go back the way I came, OMG, I can't because I made about 7 turns and have no idea where I am. All I can see is mountains everywhere, wild horses and that's it. I'm 2 hours from dark so I tell her, no problem I'll figure it out. After 2 hours taking every dirt road and traveling 30-50 miles I end up over a mountain pass in a totally different town. Thank goodness for my Subaru SUV or I would not have made it through that terrain for sure. My number one lesson... Never, I mean Never go on a showing appointment without my wife ( The Boss), EVER AGAIN !!

I See How Good The Deal Is.... But Will Our Buyer??

After showing our buyer a GREAT new listing today, I wonder how long it will take the buyer to know, IT'S A GREAT DEAL !! The home is listed in that price range and area where it will not be on the market 2 days before it receives multiple offers. I know that to be a 100% true, but I also know I can only advise my client of the facts and let them decide when they are ready. Sometimes you wish you could just say- " This is it, trust me !" But we know it may not be "The One" for this buyer. It's just hard when you know !!!
