Currently, the housing market in Reno/Sparks is experiencing a high volume of properties on the MLS that are now owned by the Lender. The property was foreclosed upon and the Lender took repossession.
Generally these properties demand an asking price less than traditional sales. However, that also comes with a price to the Buyer.
These properties are sold in an "as-is" condition. No repairs will be made by the Seller-Lender.The Buyer is encouraged to have a home inspection on the property. Regardless of what is found, the Seller will make no concessions. It is entirely up to the Buyer to accept the inspection or else to walk away from the purchase. The Buyer must also waive their legal rights for other disclosures that are mandatory with traditional purchases. Given all of that, and a complete understanding of foreclosures by a Buyer, there are some very good foreclosure deals to be found in this bad Market.
