REO Transaction Coordination

Even though this is a picture of an animal circus, it appears that REO closings are becoming more and more of a circus. So many people involved and no one willing to step up to the plate (ugh).

As a virtual assistant, I have had to become craftier and craftier in order to get a transaction to the closing table and then hope for the seller to appove the HUD...the waiting begins.

Funny, 2 months ago, there were just a few files that were "problem childs", now you just pray to get a file with very few hurdles. The foreclosure attorneys are behind schedule, on some properties the foreclosure process has NOT even been ratified. The, seller title companies have file after file on their desk and take them based on closing dates. Sometimes, they don't get opened until 5 days prior to closing and lo' and behold find out there are title issues!! What a circus this has become

Crazy world of REO Transaction Coordination

Being in the real estate business, either as an in house assistant and owning my own business as a real estate virtual assistant, as well as, a paralegal for real estate attorneys, I have been getting my feet wet in real estate owned (REO) properties. Dealing with asset managers, foreclosure attorneys, seller title companies, buyer title companies, loan officers and selling agents, it has definitely been a "hair coloring" experience BUT I LOVE IT!

I have always had a passion for transaction coordination. I think my background as a title company closer and working for a lender as their closing coordinator, it has helped me see the full circle of this crazy real estate world. Working with foreclosures once they go under contract is definitely a job that requires a LOT of patience and TEAMWORK! Reminds me of this picture :D
