Market Heats Up in Greater Fort Lauderdale

Yes, I am serious!

In the past 36 hours I have received over a dozen leads from Buyers & Tenants looking for property. It's been a mixed bag of cities like Coconut Creek, Oakland Park, Lauderdale by the Sea, and Pompano Beach.

On Friday I sold a foreclosed waterfront property on Las Olas for almost a half million dollars! (which previous sold for 1.1 million) That's enough to put a smile on any Realtor's face for a full week. Granted, I've been working with this gentleman for over a year so this was a reward to dedication and patience. ;)

My point is that people from all over are coming out of the woodwork to buy again and mark my words THE BOTTOM IS RIGHT NOW IF NOT YESTERDAY. if people start to feel it is a good time to buy en masse and sellers get wind of it prices will begin level out.

I think the volitility in the stock market and upcoming presidential eleciton is giving real estate the push it needs to gain some momentum.

I will try to dedicate another post about the relationship of the stock market compared to the real estate market, but right now I have to head home. My beautiful wife is making buffalo steaks tonight and I don't miss that for anything. It's quite delicious and healthy to boot.

Hello,

I have been absent from my blog these past few summer months. Many things have happened since my last post. The most important and consuming is that I got married on July 20th. As you might imagine I was a basket case for the few weeks prior to the big day. There was a lot of planning, coordinating, etc. to be taken care of, especially in the case of a destination wedding. My wife, Lindsey, and I were wed in Santa Fe, New Mexico.

A few days after the wedding we left for our Honeymoon in Thailand. Now I could dedicate a whole blog to that trip and the splendors of Thailand but I will not. Let's just say that it is a truly beautiful place. The sights, the people, and the food are all phenomenal. (The shopping is pretty good too!)

We got back in mid-August and promptly moved in together into a brand new apartment in Delray Beach. So before I could even get my bearings in the office, I was busily moving everything I owned from one place to another. Setting up TVs, buying new furniture, and doing all sorts of household chores that husbands are supposed to do.

Well, things are finally feeling like they are settling in. Our new bed was delivered this week and we've hung all the amazing art that we bought in Thailand. I am almost caught up with all my files on my desk. Almost...

Now it is time to get to work! I realize now that I am married and spent a small fortune on my nuptials and vacation in paradise that I NEED SOME SALES!

I have 3 or4 in the works, but my two largest sales both went sour and it is time to make up for them. My website, www.Palm-Aire.com is doing very nicely but not enough people are buying. So if you are a buyer and you are reading this right now, pick up your phone and call me at 888-658-1745. ;)

Ok, that's it for the moment. I have a lot of things to do in the office still and the work day ends in 40 minutes. Of course, i'll be here til 7 or 8 as usual but people stop picking up their phone after 6pm.

Greetings,

Even though I remind myself daily to blog I have not been making much time for it lately.

Perhaps it is because I actively list & sell real estate & manage a real estate office 6-7 days a week.

Perhaps it is because I am getting ready to be married in 45 days or so.

Perhaps it is because I am setting up my office so that I can go away on my honeymoon to Thailand stress free.

I could go on and on but those are the major priorities going on right now. I have also shown a few million dollars woth of property this week in Downtown Fort Lauderdale. Which is bustlning with energy I am glad to report.

A sailing friend of mine is looking to purchase a 2-3 bedroom condo for under $500,000 so we have been spending a lot of time in some of South Florida's finest properties. Some of my favorites are Watergarden, 350 Las Olas, Solo Lofts, & Venezia. All of them have certain appeal over the others for varied reasons.

I am proud to announce that our website, www.Palm-Aire.com received over 4,000 unique visitors last month with over 14,000 pages viewed. As great as that sounds I plan on doing better. I am also doing more international advertising over the summer.

Excuse my absence from posting in a couple of weeks.

It is unbelievable how much business can pick up when you start mastering the art of marketing. Between the new listings and offers, contracts closing soon, and continued marketing my office has been working long and hard in order to keep up with demand.

I know the media says it's horrible out there but I can honestly tell you that we are moving properties. I think I am doing a second interview for an assisant tomorrow afternoon.

I have been passively looking for a 2nd set of hands for awhile and was about to actively look (as soon as it slowed down enough that I didn't need one as badly) and a younger gentlemen living in Cypress Bend walked in today looking for the kind of work that I need accomplished. Making virtual tours, updating listings on our multiple websites, sending the rest of our current 5,000 postcard campaign featuring our newest website, www.Palm-Aire.com, etc.

I think the fact that this guy walked in asking for a job brought a lot of credit to him. Probably because that is how I got at least 2 jobs when I was a young man looking to earn some extra cash. That is how I got my first job working in a candy store next to my high school. A year and a half of working 6 days a week (and getting to eat whatever I wanted!).

Aside from that we closed on a 2/2 in Palm Aire today and sold two last week. I am closing on a nice condo in West Palm Beach next Thursday for $519,000 so I am very excited about that.

In the meantime I am flying to Boston/Conneticut on Saturday morning to visit my future father-in-law (80 days away!) and have dinner with some good friends in the city. My fiance got there this morning.

The best part is that while coming home after working on paperwork til 2am tonight I saw on my iphone that I got a complimentary upgrade to first class from Delta! :) That should be cool.

I haven't blogged very much in the past few days because I have been so focused on making a big sale in downtown West Palm Beach. I have been working with a couple from New York City who are on the verge of retirement.

We have been monitoring the market for a couple of months and whenever something they were interested in came up (or got reduced to their price range) I would stop by on the way up to my fiance's house and make a virtual tour for them.

Once they had more than one or two that they really liked they booked a flight to Florida. I showed them five properties on Saturday and then we went back and looked at their favorite on Monday. We wrote up an offer that afternoon and after some serious negotiating got an acceptance on Wednesday afternoon.

Fortunately my fiance and I had tickets to La Boheme that evening and I treated her to a delicious dinner at Azul in the Mandrain Oriental. It was a nice way to celebrate.
