Now that the summer buying season is over, it looks like things in 78231 have returned to their past ways. Prices have seen a slight decline as inventory levels have risen once again. Because of it's overall median price, these homes are sticking around awhile longer than other areas of the city, so it's easy to see why the summer season put a dent into the inventory, but not enough to cause a serious change in the overall market. Here in San Antonio (in general) homes above $200,000 are slower to move this year as people are being more cautious after the buying frenzy that lead up to the housing market decline we've been going through.

San Antonio 78230
The 78230 housing market report for this week is still looking promising. Home prices have risen over the last few months, but have taken a small slide recently. Inventory is declining (you can really see supply and demand in effect in the chart below). As we pull into the holidays, this will most likely level off slightly, but with interest rates remaining low and prices still hovering near their lows, I still expect to see more activity through the end of the year. 78230 offers many great neighborhoods and there are still plenty of homes to choose from.

Are we there yet?
After quite a bit of rain over the last few weeks, San Antonio has had it's Stage Two Water Restrictions lifted. In order for SAWS to remove the Stage Two Restrictions, the Edwards Aquifer levels had to remain about 650 feet for at least 30 days (as measured at the J-17 monitoring station). We achieved these levels back on September 11 (650.1 feet) and have remained above 650 since then.
Break out the sprinklers!
Wait, not just yet. As Stage Two Water Restrictions are lifted, Stage One Water Restrictions become the enforced policy. To learn more about what this means, read "Every Drop Counts – Stage 1 Water Restrictions Begin" over at RErockstar.com. It will take 30 days of water levels in the Edwards Aquifer to remain above 660 feet in order to have Stage One Restrictions removed at which point we will be back to normal conditions with no restrictions in place.
Of course, with all this wet weather we've been having, there is little need for your sprinklers right now anyway. The ground is very moist and with the cooler weather is staying moist as well. It's a good idea to not over-saturate your lawns and plants (this can actually cause many diseases and rot), so check soil conditions before deciding to draw more water out of the aquifer.

I was over at Steve Shatsky's blog and saw his post "Building Good Credit: Getting the Word Out." The video above was produced by the Ad Council and attempts to help people learn a bit about credit and get them to visit www.creditfairy.org. Good information on credit can sometimes be hard to find - not because it's not out there, but it because it's drowned out by bad and often misleading information. This site is chock full of quality information on credit basics, understanding your credit report, how to dispute your credit report, bankruptcy, and improving your credit score.
Credit scores are often the most misunderstood thing in our lives. I've had someone with a 800 credit score tell me they had bad credit and they thought no one would give them a loan. I've had people with 440 scores tell me they had excellent credit. As you can guess, both parties were wrong. Credit scores control everything in our lives - housing, cars, insurance, loans, credit cards...you get the picture. Having good credit will make it easier for you to get better deals on the credit you do need (many loans are based off of risk assessment - the worse your credit score, the higher you are as a risk to the lender...and therefore the higher your interest rates or down payments will be).
If you haven't seen your credit report lately, don't wait for the Credit Fairy to bring it to you - you are entitled to one from each of three main credit bureaus (Equifax, Experian, and TransUnion) once a year. I suggest you request one every four months from a different bureau on a rotating basis - this will keep you updated over time to any inconsistencies on your report.
Visit www.annualcreditreport.com to get your free credit report. Don't pay for them.
A step in the right direction.
I've been pondering the issue of registration recently. When it comes to searching the San Antonio MLS, I am confident that RErockstar.com (my main site) provides one of the best ways to search for homes in San Antonio (thanks to my good friends at ARE-TEC). After thinking about it for a few months, I have decided to open up the floodgates and remove all registration requirements from the site.

My gut (and local San Antonio Twitter friends) say differently. We all know I'm not doing this for free, I expect to work and be paid for my work. All Realtors® do. People in general like to get paid. Here's my theory. If you try out my San Antonio home search and like it, you're more apt to come back if you don't keep getting nagged to enter in your name, telephone number, and email address. You'll actually use the site more frequently and as you become comfortable there, you'll start reading my blogs and getting to know me. From there, the choice is yours - do you trust me enough to pick up the phone and call me or enter in your contact info so I can call you?
