Interest Rates Fall to Near Record Lows. Reports Inman News this morning. 30 year fixed mortgages, 5.31% and the 15 year fixed to 4.82. With these near record lows will it be enough to kick start the housing industry? If consumers were on the fence, now is the time to kick it into action.

Kissimmee and Saint Cloud, Florida are Expanding.

With Kissimmee and Saint Cloud, Florida are Expanding, road crews are working hard everyday to expand Neptune Road from a lazy 2 lane tree covered route between Kissimmee and Saint Cloud Florida. The road is being expanded to 4 lanes to accommodate the traffic of the 4,000 homes scheduled to be built between the Kissimmee and Saint Cloud boarders.

Commuters along this route are making different detours on a daily basis as the infrastructure changes. New telephone poles are being installed. Higher and made of steel. Replacing the old wooden ones that have stood for years.

The roadways are being equipped with new storm drains to aid in water removal during the rainy season.

When the road was being torn up I felt sad as to the outcome of the bike path that ran along side Neptune Road. It was always the best route to head to the Lake Tohopekiliga to see the 4th of July fireworks. Not to mention, the fastest way out through the traffic jam when they ended. I am glad to see that there are now going to be paved sidewalks on both sides of the new road. But I will miss the two bicycle bridges that quacked as you rode over them. Sadly, they will be replaced too with a sturdier structure.

Progress and growth is still happening in Kissimmee & Saint Cloud Florida. They even built a new elementary school on Neptune Road. Behind the Orange groves that lines the Saint Cloud end of the road. The groves on the South side of Neptune Road have been removed. But, it's ok, they planted new seedling in it's place.

I will miss that 10 minute delay on the way home every night, My time to reflect on how Osceola County has grown.

Are Bank Owned Properties a Better Buy Than A Foreclosure?

I was looking at an REO with a client this evening. An REO is a bank owned property.It is the result of a foreclosure that the bank bought back at the sheriff's auction. Here in Kissimmee, Florida the amount of REO's are climbing.

So the buyer I was working with asked, which is better to buy? Well I told him: Buying a foreclosure is done at the sheriff's auction. You need to be able to settle by 3:00pm the same day. Not many people have the funds to do so.

Pre-foreclosure is the sale of the property for the sellers to avert foreclosure by selling their home before final judgement is rendered by the courts. This is usually a short sale. Lenders will take 16%-20% on the amount owed on the note to end the foreclosure process. But, it's time consuming.

Buying a bank owned property in the down market that we are experiencing in Central Florida is probably the best way to purchase a home currently. The bank has already conceited to the 20% loss, but now they own the property and the clock is ticking on them. These properties are priced on the market and not on what the previous owner owed on the property. So, in a falling market, the REO will be priced very competitively.

REO's must be inspected. They are vacant and I saw one in December that a baseball bat was taken to the appliances, toilets, and counter tops. But, it was price accordingly.

Spring Training is Just around the Corner

Here in Kissimmee, Florida we know spring is here when the Houston Astros and The Atlanta Braves come to town. That is our Grapefruit league spring training teams. It's great entertainment for the whole family and very reasonably priced.Rookie Chris Sampson

Whether your in the cheap seats or in box seats, because of the size of the stadiums you are close to the action.

Season tickets are reasonable too. Or just catch an afternoon game and relax in the sun. If your relaxing, remember how close you are, there are foul balls that come right into the stands, so you have to have your gaurd up. Or bring a glove.

Watching the young players try and make the team for the final roster is fun.

There are games most days in Central Florida. Within an hour you can see half the Major League teams before they move North for the Season.

The setting is relaxed and players don't mind signing an autograph or two after the game.
