I think the stalling, the delays, and the lose of data that we have been experiencing is due to the government stress tests that were conducted the past few weeks. Foreclosures in Kissimmee/Saint Cloud Florida are in high gear. There are currently 769 foreclosed properties on the market. 403 are active listings and 366 are in the pending status. I am currently negotiating 7 offers for buyers on Bank Owned Properties. Half of the buyers are sitting back and understand that the process isn't anything they have ever dealt with. The other half....well they want things to happen on their schedule. I have tried to lower the expectations with all my buyers. Why?, because every title company is very overwelmed with the amount of contracts that they are processing. They are trying to clear clouds on titles of foreclosed properties. Taxes have they been paid, are there HOA liens, or any other liens that are encumbering clear title. Every contract that I enter into, the title company has been asking that the closing date be extended. In most cases, a bank is choosing 1 title company for the entire state. They are over worked and under paid I imagine.
So, if you are entering into a purchase of a Bank Owned Property, be patient, everything will workout and the closing will take place. The rules are different, and the transaction feels unorthidox. Rest assure, the Banks want to sell these homes more than you want to buy them.
