The Buyer is King in Real Estate transactions. At least in my most recent transactions. I represent a buyer in one transaction and a seller in another. In both cases I am really happy that there are buyers out there. I am working with a first time buyer, I send listings to them and they go on a drive to see if they like any of the listings I send. After several groups of listings I finally hit on a couple they want to see. Once we know what they are looking for I send a bunch of listings matching the homestyle they are interested in. They fall in love with one of the listings and decide they want to make an offer. They know what they want and they know what they are willing to pay. A counter offer comes back and they look it over and say never mind. They put in an offer on another home. Another counter. No thanks. We'll just keep looking. realtor on second offer calls to see what it will take and the answer is we presented our offer, if they will accept that offer thats what it will take. Counter with original offer, accepted. Buyer doesn't have to budge. There are 20 other similar homes in the area and one of the sellers was going to accept the offer.
I represent the seller. Two to three showings a day for over a month. Offer comes in for considerably less so seller wants to counter half the difference. Buyer says no thanks, we will hold to our price and give up part of closing costs. Seller doesn't want to risk losing buyer, seller accepts. Buyers market? Yes, the buyer is King.
My friends and family love to eat at this wonderful Thai resteraunt. Thai Delight has authentic Thai food along with other popular oriental dishes. Now this is not a fancy place. It is rather simple in fact. The food is amazing and comes in healthy portions. Pricing is resonable and you are going to love the food. The larger the group the better, we order several different dishes and then pass them around family style and it makes for truly great values. For those who are not familiar with Thai food I have a few suggestions.

Paad Si-ew; Pan fried flat noodles with egg, broccoli, and sweet black soy sauce, and beef. It is also available with pork or chicken. This one is a family favorite.
Geng Mas-sa-man; This is a wonderful curry dish with potatoes, peanuts, and we have them put chicken in it for our meat selection and it is served over rice,
Som Tam, or Papaya Salad; Fresh green papaya mixed with fresh chili, garlic, tomato, lime juice, and grilled shrimp sauce, and served with sticky rice. This is a great appetiser and you probably want to have them make it mild unless you really like spicy food they can blow you away.
And for dessert: Mangos over sticky rice. Delicous, but you have to catch them in season.

Congratulations to my friends up North. Logan is a great town. I have always enjoyed my visits to Logan. I have many friends there and a sister that lives with her family there. Nearby Logan canyon is a scenic byway and leads to picturesque Bear Lake. Recreational venues are all around in the Cache National forest. It is also home to Utah State University Aggies.
