For those interested in Edmond's history and heritage, as well as Edmond's local authors, the Edmond Historical Society is holding their annual Authors Reception on January 19th @ 1pm. The reception will be held at the Edmond Historical Society, located at 431 S Boulevard, and is free to the public. There will be several local authors on hand selling and signing books, and this year's feature Edmond author is Patricia Loughlin, assistant professor of history at the University of Central Oklahoma.

As an active REALTOR® in Edmond, Cedar Pointe is one of the neighborhoods I watch closely; partly because I sell a good number of Cedar Pointe homes, and partly because I live in the neighborhood myself. It's a great family community, located on the East Side of Santa Fe, between Danforth and Covell, with a presence that many can't resist.
Nearby neighborhoods include Pebble Creek to the South, Cheyenne Crossing to the North, and Homestead to the West.
Cedar Pointe offers all the things that most families want in a neighborhood; a great location, convenient to lots of shopping, restaurants and parks, a wonderful community pool, park, ponds, walking trails, and great schools.
One of the great things about Cedar Pointe is that these are not cookie-cutter homes. You'll find a lot of character and individuality in Cedar Pointe. In addition, the kids here get the benefit of the award-winning Edmond Public Schools system; specifically John Ross Elementary, Cheyenne Middle School, and Edmond North High School.
Developers and builders began construction in Cedar Pointein 1997, and the neighborhood is now completely built-out, with only one remaining new-construction home on the market. The homes range in size from about 1,500 square feet up to about 2,400 square feet, and the values are currently between about $140,000 & $225,000.
The following chart shows statistics of homes sold specifically in the Cedar Pointe addition, from January 1st to December 31st, 2007 and compares these numbers with their respective numbers from 2006.

As you can see, the Cedar Pointe comparison from 2006 to 2007 shows strong, promising signs. 2007 brought an increase in overall homes sales, sales prices, and prices per square foot. The only negative one could perceive is the increase in the number of days it took for the homes to sell. However, the increase in DOM was common in our overall marketplace in 2007 (nothing unique for Cedar Pointe).
With an absorption rate of about 6 months, the inventory level for Cedar Pointe is healthy, and I would predict that there will be an increasing number of homes coming on the market over the next few weeks, as we head into spring. Subscribe to our blog to keep up-to-date on homes in the neighborhood.
With such a wide range of variables to consider when pricing a home in Cedar Pointe, it can be tricky, so if you're curious what your home would sell for or would like a chart more specific to your street, please contact us directly and we'll be happy to provide one for you, with no obligation of any kind. The City of Edmond has a lot to offer anyone considering moving to Central Oklahoma. Those of us who live here already know it, but that doesn't mean we're going to keep it a secret. Yes, Edmond is a family community that has built it's reputation around award-winning public schools, fantastic youth activity organizations, wonderful public park facilities, nice shopping & restaurants, and very affordable homes.
According to a recent article in the Edmond Sun, the FBI just published a list ranking Edmond 12th among the safest cities with populations above 75,000. Our city also was ranked as high in the report published in 2005 report. The thing that stood out to me in the report is that we have more police officers than we do crimes per year, according to this report.
Thanks to our taxpayers' willingness to support the need for law enforcement and city development, we truly have an all-around successful city, that offers education, security and family values.

Homestead is another one of Northwest Edmond's premier sought-after family communities. Located on the West Side of Santa Fe, and North side of Danforth, it's a good-sized community, with a nice presence from the main streets.
Nearby neighborhoods include Cedar Pointe and Pebble Creek to the East, and Stonebriar to the West.
Homestead offers all the things that most families want in a neighborhood; a great location, convenient to lots of shopping, restaurants and parks, and you'll love the community pools, parks, ponds, walking trails, and great schools.
These are what many would call junior executive level homes, and the kids in Homestead get the benefit of the award-winning Edmond Public Schools system; specifically John Ross Elementary, Cheyenne Middle School, and Edmond North High School.
Developers and quality builders began building Homestead in 1996, and completed build-out in 2002. The homes range in size from about 2,000 square feet up to about 2,600 square feet, and the values are currently between about $200,000 & $249,000.
The following chart shows statistics of homes sold specifically in the Homestead addition, from October 1st to December 31st, 2007 and compares these numbers with their respective numbers from 2006.

As you can see, the Homestead comparison from 2006 to 2007 looks a little bit iffy at first glance, but it's difficult to see the big picture with only 2 homes sold during the quarter. There does appear to be a slight decline in prices, but it will take evaluation of a longer period of sales to verify. Subscribe to our blog to keep up-to-date on this progress.
With an absorption rate of less than 2 months, the inventory level for Homestead is extremely healthy, and I would predict that there will be an increasing number of homes coming on the market over the next few weeks, as we head into spring.
With such a wide range of variables to consider when pricing a home in Homestead, it can be tricky, so if you're curious what your home would sell for or would like a chart more specific to your street, please contact us directly and we'll be happy to provide one for you, with no obligation of any kind. Fenwick is one of West Edmond's premier sought-after family communities. Located on the North side of NW 164th, between Penn & Western, it's a large community, with several sub-additions. You'll find the original gated area to the East section, a Garden Village to the SW, and varying sized homes throughout.
Nearby neighborhoods include Copper Creek to the North, and Sonoma Lake to the South.
Fenwick offers all the things that most families want in a neighborhood; a great location, convenient to lots of shopping, restaurants and parks, and you'll love the community pools, parks, ponds, walking trails, and great schools.
Folks in all stages of life live in Fenwick, from young executives to retirees, and everyone in between. In addition, the kids in Coffee Creek attend the award-winning Edmond Public Schools system; specifically Angie Debo Elementary, Summit Middle School, and Edmond Santa Fe High School.
Developers and quality builders began building Fenwick in 1997 and it's still being developed 10 years later. It's a large area and is nearing completion. The homes range in size from about 2,000 square feet up to about 4,200 square feet, and the values are currently between about $195,000 & $365,000. If you'd like to review Fenwick's by-laws, feel free to visit the HOA's website.
The following chart shows statistics of homes sold specifically in the Fenwick addition, from October 1st to December 31st, 2007 and compares these numbers with their respective numbers from 2006.

As you can see, the Fenwick comparison from 2006 to 2007 looks a little bit iffy at first glance, but consider this as you evaluate these numbers: Many of the homes that are currently selling in Fenwick are the last of those being built, which are primarily on the smaller and lower-priced end of the spectrum for the neighborhood, which brings down the averages for now. These drops are not necessarily something to be alarmed by in the long-term, and we will most likely see the values to begin positive appreciation again, once the last of the new homes are sold. Subscribe to our blog to keep up-to-date on this progress.
With an absorption rate of about 8 months, the inventory level for Fenwick is little bit higher than I'd like to see, but I predict we should begin to see some of that inventory sell off in the next 6 to 8 weeks, now that the Holidays have passed and people are beginning to re-focus their efforts on home shopping.
With such a wide range of home sizes in Fenwick, it can be difficult to figure an accurate pricing analysis, so if you're curious what your home would sell for or would like a chart more specific to your street in Fenwick, please contact us directly and we'll be happy to provide one for you, with no obligation of any kind. You can also visit our website, where you'll find Fenwick information, as well as details on many other great Edmond neighborhoods.
