It's time for my monthly report on what's selling, what's not, and what's new on the market in Cedar Pointe.

You'd be amazed at how often I get asked "What did that house around the corner sell for" or "How much is that house on X street listed for?" Especially here in Cedar Pointe, since I live here and sell a lot of the homes in the neighborhood. This report is designed to keep you up-to-date on inventory levels, then quarterly I'll break down overall neighborhood pricing and compare it to the previous year. This combination gives us all a real pulse on the health of the Cedar Pointe real estate market. Big League City Time - Get Out and Vote!

Probably one of the largest local public-interest propositions put before us in quite some time comes before voters in just under a week, and I want to encourage everyone to get out and USE YOUR VOTE! Make your opinion heard and make a difference.

One of the biggest mistakes people make is not being actively involved in our political process, and it's an absolute shame. We have the freedom to be heard and make a difference in major decisions and, many times, simply don't take the time to exercise that freedom. OKC/Edmond Real Estate Statistics for January 2008

The Stats are in for January, and once again, we've got good news to report here in Central Oklahoma.  Hopefully this will help you decide for yourself what the market's really doing, rather than buying into the false perception that's so easy to follow these days.

Glen Eagles, Edmond OK Quarterly Report, 4Q 2007

Glen Eagles is one of the premier communities in Southwest Edmond. It's well-known for it's unique, stately homes, ranging from about 2700 to 7900 square feet, with varying styles and ammenities. A beautiful neighborhood conveniently located at the southeast corner of NW 150th & Western, Glen Eagles is a great family community, which is surrounded by other premier Edmond communities, such as Fairview Farms to the Northwest, Northwestern Estates and Brasswood to the West, and Oakmond to the East.

Glen Eagles offers all the things that most families want in a neighborhood; a great location, convenient to lots of shopping and restaurants, great neighbors, space to roam, a huge pond, and great schools.

You'll find nice entrances, and lots of lush landscaping throughout Glen Eagles, and the kids here get the benefit of the award-winning Edmond Public Schools system; specifically Charles Haskell Elementary, Summit Middle School, and Edmond Santa Fe High School.

Developers and several high-quality builders began construction in Glen Eagles in 1981, and I believe the last home was built in 2001. You'll find a wide variety of homes from 2700 square feet up to about 7900 square feet, ranging in value from $200,000 to near $900,000.

The following chart shows statistics of homes sold specifically in the Glen Eagles addition, from January 1st to December 31st, 2007 and compares these numbers with their respective numbers from 2006.

As you can see, the Glen Eagles comparison from 2006 to 2007 is pretty positive, with the overall home prices seeing respectable appreciation, and the number of days on the market dropping.

With an absorption rate of less than 3 months, the inventory in Glen Eagles is at a very healthy level, and I would predict that there will be an increasing number of homes coming on the market over the next few weeks, as we head into spring. New Kid on the Blog

Well, it's been a long time coming, and I've played with different ways to do it, but I've finally got the beginning stages in place.

For a while now, I've seen a need for a Real Estate Blog devoted to Edmond and surrounding areas, such as Deer Creek, Oklahoma City, and Piedmont.

I started blogging about our local market, the good, the bad & the ugly, a little over a year ago. It started out as simply something to do to keep myself accountable. It forced me to stay on top of the statistics, the neighborhoods, and the overall market.

Little did I know it would be the start of something much larger. Before I knew it, I was sharing the ins & outs of the business with other agents all over the country. In addition, I started getting phone calls from people in several different states who were thinking about moving to Edmond and wanted more information about certain things. Well, the most efficient way to get that information out to the masses was to post it on my blog. I was posting about all sorts of things:

  • the Edmond Public School system
  • local neighborhoods
  • local restaurants
  • market statistics
  • local news stories, etc

I was even blogging about different scenarios that presented themselves each day; most of this was information I felt all my clients could benefit from, while I have to admit, some of it was just funny things that happened.

Well, after 235 or so blog posts, I've become more accustomed to posting with my readers in mind. Apparently, this blogging has been a pretty valuable source of information for my clients, both current and future. I've posted a lot for newer agents to learn from also, but I always felt that most of my readers (the consumers) would rather not have to weed through the posts about the business side of things if they're looking for consumer-based information, and that there should be a good way to keep these topics seperate to some degree.

That's where the new blog comes in. I've decided that a totally local blog is the way to go, separate from my current Active Rain blog.

The 'vision' is to have a blog that focuses on helping my clients better understand the processes involved in buying and selling real estate, and keeps them truly informed of what's going on in our local market. Statistical reports are a big part of that, but I also want to write more in-depth about dos and don'ts, and the strange things that come up from day to day, that can really turn a good day into a bad one quickly.

I also think it'd be great to have some detailed information about new communities, local builders, mortgage information, homeowner's insurance issues, etc. I'm planning on recruiting some of our top local experts on these topics to share their thoughts and their knowledge.

So, please be patient with me as this develops, but come back often, as things will be changing rapidly, and if you know any experts you would recommend to be featured contributors, please give me a call.

I'm excited about where this will go, and anxious to see it become the area's leading resource for anything and everything related to real estate in central Oklahoma. Please give me your input and suggestions, because ultimately my goal isn't to do it my way, but rather to make it what YOU want.
