There are condos and there are condos. The Crofton MD real estate area has several condo sub-divisions. One of the most unique condo buildings in Crofton are located at "The Tiers of Walden."
For Realtors, condos are mainly a form of ownership. In short, condominium ownership is from the walls in. From the walls out is owned by the condominium association. Not to complicate things too much but there are modified forms of condo ownership as well.
For buyers, condominiums could be something entirely different. I'm talking about style here.
We're all familiar with the "condo style" building. Multiple floors, possibly elevators, and the actual units looking more like apartments than anything else. Absolutely wonderful type of ownership if that's the style you prefer.
On the weekend there is nothing you need to do on the outside of the property. Nothing. It's all taken care of by the condo association who hires professionals to maintain the unit.

One of the unique condo style buildings in the Crofton MD real estate market is "The Tiers of Walden."
The Tiers of Walden is located in several buildings just off of Johns Hopkins road, near the intersection of Rt. 3.
In the past six months one condo unit has sold in the Tiers. One is currently under contract and four are currently active. The Tiers also has a pretty robust market as some of the units are owned by investors.
Prices in these condo units are in the $220,000 to $240,000 range. Unique to these condos are that the upper units also have garages at the back of the buildings. Units on the ground level are usually one bedroom while the second and third levels are two bedrooms and two baths. Some units also have a loft which could be a third bedroom.

Foreclosed properties have a tremendous appeal to first time home buyers and investors.
The appeal is well deserved because there can be some great opportunities in purchasing a bank owned property. Like any other home purchase, precautions need to be taken when purchasing a foreclosure.
As a full time Realtor working in the Annapolis, Bowie and Crofton, MD real estate area, I frequently get asked about lists of foreclosed properties.

Now, foreclosure lists aren’t very detailed. Basically, they just provide a property address and some minor details about the foreclosed property.
Once you get the foreclosure list, call me at 443-995-9595 and I can provide more detailed information on any of the bank owned properties. When a bank completes the foreclosure and retakes possession of the property, it is then listed in the Multiple Listing Service (MLS), with a Real Estate Broker.
One thing to keep in mind is that bank owned properties are listed in the Multiple Listing Service (MLS), with Real Estate Brokerages.

Crofton, MD has many homes for sale in several diverse communities. Whether you like traditional or modern, classic or newer, large lot no lot, Crofton has it all.
Tucked inside the Walden Golf Course and right next to the Walden Pool, is the Fairways sub-division. Only two streets and 53 homes can be found at Fairways.
The homes were built in the early to mid 90s, and are all single family models. Many of the homes in Fairways have a pretty unique design. One of the models has living on 4 levels. Family room in the lower level, LR, DR and kitchen on the main level, with bedrooms on the two upper levels.
Large, single family houses, at reasonable prices, can be found at Fairways. The lots are not large in this community and are maintained by the monthly HOA fees.
Fairways is a unique golf course community and homes don't last very long when they're on the market.
In the last six months three homes sold in Fairways. Closed prices were pretty close ranging from $422,500 to $437,600.
There are currently no active listings in Fairways and one home under contract.

Davidsonville MD is one of the most attractive destinations in the Anne Arundel real estate area. Zip code 21035 certainly has some of the most expensive and exquisite homes for sale.
The family income in Davidsonville from the 2000 Census was over $104,000/family.
Most of Davidsonville homes are situated on parcels of land of over an acre. It retains a distinct rural feel, while being easily accessible to the Annapolis, Baltimore and Washington, DC employment markets. Davidsonville is nestled between Crofton and Annapolis, in Anne Arundel County, MD.
20 of the current 90 homes on the market in Davidsonville are listed for over $1 million dollars. Fully 74 of the 90 active listings are over $600,000 in price. As you can see, Davidsonville homes are at the upper end of the market for this area.

With a home inventory that high, it is clearly a buyer's market for Davidsonville homes. Sellers have to have a terrific home at a great price in order to break out of the pack of homes for sale.

One of the more important questions that buyers of Anne Arundel County homes ask their Realtor is; "What schools will my children be attending?" Some agents are reluctant to answer the question because of potential liability issues. No problem, anyone with access to the internet can get the answer directly.
In some communities it's pretty easy answering that question, while in other, it's not. The surefire way to know is to visit the Anne Arundel County Schools website. This can help you locate the schools associated with any address in the county.
The graphic on the right shows the navigation menu for the Anne Arundel School System website. Just click the link that says, "Locate Your School," and you can easily follow the directions for entering an address, which will return the Elementary, Middle and High Schools.
You should always keep in mind that schools periodically get re-districted in order to provide the best utilization of space. This is most commonly done at the high school level but can also be done for Middle and Elementary schools in Anne Arundel County.
When I moved to Crofton, MD in 1991, all Crofton students attended Arundel High School. That's no longer the case and hasn't been for several years.
There are few issues that draw more parents out to meetings than discussion of school re-districting.
