Maryland - PG County Down Payment Assistance Program

1st time home buyers in Prince George's County, Maryland, have a down payment assistance program which can qualify buyers for grants of up to $20,000.

The Neighborhood Stabilization Program can provide down payment or closing cost assistance in the form of a deferred loan. Stay in the house for 10 years and the loan doesn't have to be paid back.

Here are some of the details and more can be seen on this PG County link:

  • Loans will be made on foreclosed homes only.
  • 33 PG County zip codes qualify for the program.
  • The program does have income limits.
  • Only qualified lenders can be used.
  • Property has to appraise for 101% of the sale price.
  • Homebuyer training is required.

This is a fantastic way to get a grant to purchase your first home in PG County. The money is there now, so don't delay. Government programs have a way of running out of money or terminating when you least expect it.

Odenton, MD homes sales were basically flat when compared to June of last year. While the total dollar volume was down slightly, -3.7%, the number of units sold were higher by three.

The range between $200,000 - $299,999 was the most robust. This is also the price range most often associated with first time homebuyers. For that matter, first time homebuyers better get moving if they want to be considered for the $8,000 first time homebuyes tax credit. This gift from the government expires unless a home is settled on by November 30, 2009. Don't miss this fantastic opportunity for the $8,000 tax credit, if you qualify. There is no guarantee that this credit will be continuted after it expires in November of this year.

Odenton, MD continues to be a fantastic real estate market and destination point for buyers coming into the Ft. Meade, MD real estate area.

Sales of higher priced homes in the $500,000 and above price range, continue to be soft.

11 fewer homes sold in Crofton, MD in June, when compared with June of last year. As you can see, the most robust price range for Crofton home sales continues to be the $200,000 - $299,999 price range. This is the price range favored by most first time homebuyers.

This year, and until November 30th, first time homebuyers may be eligible for an $8,000 first time homebuyers tax credit from the government. In order to qualify the home must be purchased and settled by November 30, 2009. The year is half over so don't miss this opportunity.

Crofton has also settled four homes in the $500,000 - $599,999 price range in June 2009. This is a price range that has been hard hit by the current housing downturn. We'll have to watch these numbers as this can be a great indication for the future of the Crofton housing market.

With inventories still high, it remains a strong buyers market in Crofton, MD. Interest rates have crept up a little but are still very attractive.
