Handling Disappointments

  1. You are waiting at a rental property and NO one shows up after 15 minutes!
  2. Tenant moves out and STEALS the washer and dryer!
  3. Your offer was rejected - WITHOUT a counter-offer!
  4. The seller CANCELS the contract with you and chooses a different agent!
  5. And the list goes on.....

Disappointments happen when our expectations are not met. Signed business arrangements can be and will be broken. Preparation helps to prevent some occurrences - but not all! So, what do you do?

Resort to plan 2! What is plan 2?

  • Move forward as quickly as possible - Don't stew! In the case of #1 - ALWAYS plan something else to do in the area to avert losing time.
  • Do not take it personally! Face Facts! #2 - A crime was committed - report it!
  • Accept it! It will happen again #3 - Find out why (of course a BETTER offer was presented)
  • It is NOT the END of the World #4 - This is just a sign of the times - LET THEM GO!
  • Thank God for the challenge - Know that good will still come out of this in the long run.... so hurry up and mature!

Squatter Moves In Rental House Without Security Deposit!!

We had not been notified in advance, and had not received a security deposit, rental payment, tenant application, or a current credit report!

So.... when the alarmed tenant called with a report of a squatter who took up residency in the lower quarters of their rental house we knew exactly what to do and this would NOT be tolerated! It was not necessary to revert to the rental policy manual! This uninvited intruder, sneakily moved in sometime during the night! This was a PEST!

I quickly did a Google search and came up with:

Now, we've had experience with a squatter or two in the past, when we first begin our Property Management Company. We once called upon Windy City Service to help us out.

This evasion though, was different, for this trespasser was much BIGGER and very elusive! The neighbors could tell he was accustomed to living in the streets by his distinctive odor! We knew we'd have to use diplomacy if we were to evict him, for our lease-abiding-rent-paying-tenants were not willing to wait out the legal 5 days once we served our notice to vacate...... they wanted him gone NOW!!

This was SERIOUS... nothing left to do but to call upon the Professionals in the Active Rain Property Management Group! I can rest assured now, knowing that the wealth of information and experience will yield the perfect answer! Oh.... one more thing.....

Mark your calendar for Friday, February 27th, 2009, for the Human Relations Commission of Thornton Township, in Illinois will be celebrating Black History Month! An excellent time to learn more about the culture of African Americans while enjoying lunch.... The event is open to the public and FREE!
