Emmalani Court is a 2-story condominium complex of 1 and 2-bedroom units on Kauai's North Shore in Princeville.  There are 42 units in 6 buildings, and those facing the ocean have stunning cliffside ocean views.  The units were built in 1992 and are quite attractive.  Princeville is a popular resort area for visitors and these units are frequently used as vacation rentals.  It features a pool, BBQ area, recreation room, and stunning mountain and ocean views.  It abuts the 8th hole of the Makai Ocean Nine Golf Course.

A distance of 300 miles and the normal trade winds usually prevent Hawaii's Kilauea volcanic gases from reaching Kauai. But there are instances when the wind patterns shift to what we call a "Kona Wind" which can bring the gases (VOG) to the other islands along with unsettled weather. Kauai had both yesterday, "voggy" skies with torrential winds, rain, & flooding. With no industry on the island, our skies are normally crystal clear. That is not the case where the mountains are shrouded in VOG as seen in the pictures below.

The good news for those of us on Kauai is that while VOG is the norm on the Big Island, it's rare here. It only occurs a few times a year and lasts only a few days.

Kauai real estate sales have increased from the 2009 lows when measured in number of sales. That "fishhook" in 2010 appears to be real and a good sign. Prices are a different story as shown in the other charts. There appears to be an ongoing recovery in residential (detached homes) and vacant land sales but condominiums remain in decline. Charts are a measure of what is selling and not necessarily increases or decreases in value of a particular property. This is especially true for condos where expensive resort condos have fallen out of favor while residential condos which have lower prices continue to sell.

Makahuena is an oceanfront resort condominium perched on a rocky coastline of nearly 3 acres at Makahuena Point in Poipu.  It has 79 units in 6 buildings, all 3 stories except for the 2-story oceanfront building and a detached unit once owned by Kauai's famed ice cream guru, Walter Lappert.  The resort features a pool, hot tub, tennis courts, and the sight and sound of waves rolling in on the rocky coastline.  Many offer stunning views of the ocean plus whales "cruising by" during the winter months.  Most units have 2 bedrooms with 2 or 2.5 baths.  Some top floor units have a loft area which can be used as an office or sleeping area.  Living area layouts include all on one level as well as 2-level or 2-level plus loft configurations.

World-famous Poipu Beach is a 10 minute walk in one direction and Shipwreck Beach the same distance the other direction.  Poipu offers swimming, surfing, sunning, and snorkeling, plus a multitude of shops and restaurants.  Some favorite restaurants include Casa Di Amici, Beach House, Roys, Joe's on the Green and several at the Grand Hyatt and Sheraton hotels.

While many think of Makahuena as part of the Poipu Kai Resort because it's in the same general area, it's not officially a member.  Since Makahuena has its own pool and tennis courts, this has little downside while providing a huge benefit to owners in avoiding the monthly membership fees. 

The Makahuena owners association website is a good resource for owners but access is limited to frequently asked questions for others.

Listing and sales data includes all buildings.  The oceanfront building features premium views and premium prices.  Typically the maximum price in the tables below will be for an oceanfront unit unless there are none in the data.  It is recommended that median prices be used for a more representative price for the interior units.

Kahala at Poipu Kai Resort is located in the heart of Poipu at 1901 Poipu Road.  It has 82, 2-story units in 9 buildings on 9 acres of land.  It has its own pool and BBQ area although most owners and guests prefer to the adjacent Poipu Kai Resort pool which is better for those wanting to socialize.  Multiple tennis courts with a pro-shop are also adjacent to Kahala.  The ocean side of the property is bordered by the Poipu Kai Resort greenbelt with wide-open spaces, tropical landscaping, and a meandering pathway to the beach.  Like most of the Poipu resorts, this project was built in 1980.  One bedroom units have 1 bath and 2 bedroom units have 2 baths.  The living area ranges from 855 to 1072 square feet.  Additional details are available from the Hawaii State Condo Guide.
