This attractive community is located on the outskirts of Lihue, Kauai's center of commerce. It consists of 30 buildings in a 2-story, duplex-style arrangement and one stand-alone building. Each has a 2-car garage and a modest, easy-to-maintain, private rear yard. It's within walking distance of Kukui Grove Mall, Costco, Home Depot, and Kauai Community College. I moved here myself in 2009 to take advantage of the convenience of Lihue living. Homes range from 2 to 4 bedrooms, 2 to 3 baths, and 924 to 1,336 sf of living area. In January 2010, maintenance fees for the larger units were approximately $310/month and less for the smaller units. Property taxes vary greatly depending on exemptions and a sampling suggests a 2009 range of $0 to $3,106 per year.

Kauai's South Shore Poipu area is an area I specialize in and I used to cringe at the awful absorption rate of condos there which rose as high as a 10-year supply. My July post showed a decrease to the 6-year range and now it's down close to 2 years, a vast improvement.
In the current data, our value-priced West Side homes has spiked but this may be a short-term anomaly, time will tell.

Islander on the Beach is a low-rise resort condominium complex on Kauai's East Side in an area called the Coconut Coast. It's an oceanfront complex with 8 buildings and 203 units, most all with 372 square feet of living space. It's located within a short stroll to the Coconut Marketplace with restaurants, night clubs, gift shops, clothing boutiques, jewelry, and art galleries. A nice sandy beach is in front of the complex and many sights and attractions are just a short drive away.
These are converted hotel units that were gutted, very nicely refurbished with tropical decor, and sold to individual owners in 2005, a renovation of approximately $10 million. Most lenders classify these units as "lodging units" because they don't have a full kitchen and have quit making loans on these types of condos. Thus today's buyers (2010) must usually pay cash. Even so these units are within easy reach of many due to a precipitous drop in prices to as low as $78,500 (see below for current median sales price).

Poipu Sands is one of Kauai's most popular South Shore condo projects. It's located off Pe'e Road which begins at Poipu Road and continues on to pass by the ocean shoreline and world-famous Poipu Beach. Poipu Sands is a member of Poipu Kai Resort so that it has access to those facilities (pool & tennis courts) as well as its own. A short paved pathway leads from Poipu Sands directly to Shipwreck Beach. Poipu Sands has 72 units in 6 low rise buildings only 3 stories tall. Prices in Poipu Sands have historically been near the top of the Poipu condominium projects. Like others, prices have declined to levels last seen in the 2004-2005 time period as shown in the chart below. Back in that earlier period, one often needed an inside track with advance notice when a unit was coming on the market or risk being left out. Today is a much improved market for buyers with 8 units on the market, a median sales price of $744,450, and an average days on market of 9.5 months.
