With BAH levels starting at $950 per month and going up to $1744 per month (with dependents), why wouldn't you buy a home and let Uncle Sam pay for it? You have to live somewhere so either you're paying someone else's mortgage or you can pay your own. Additionally, when purchased correctly, you can pay no down payment, get all your closing costs covered by the seller and pay less per month to own a home than you would to rent.
Consider this 3 bedroom, 2 bath home at 2103 Carousel in Killeen. At the asking price of $69,900 the payment to purchase this home would be under $620 per month (including principal, interest, taxes and insurance) at 5.75% fixed for 30 years. This is on a new VA loan with ZERO DOWN and we could probably get most, if not all, of the closing costs paid for you by the seller.
Now to rent a similar home in the same area is currently $775 to $795. So there's the answer to the first question we always get asked, "What will I do with the home when I leave the area?" This is a no brainer. Keep the house long-term as an investment and again, let Uncle Sam buy your house for you. Even with management fees, this is a positive cash flow situation, allowing the extra for any needed repairs, vacancies, etc.
The Fort Hood area is a great market for rentals. We always have families moving into the area. Nice, clean, well-kept homes like this are always in demand, and this particular house is literally minutes from the Fort Hood airfield gate.

The Texas Veterans Land Board changed it's program this week. The discount for Texas veterans with more than 30% disability dropped from 1% to .5%. Other recent changes include no longer a discount for qualified service era veteran or for 15 year loan term. Even with these changes, for many it is still a very good program.
I have had several buyer clients use this program and it is very easy to use, as long as you have a lender familiar with the program. The program can be used with any type of mortgage, not just VA loans.

For nearly six months in 1958, Elvis Presley was stationed at Fort Hood while completing basic and advanced military training. He left an entertainment career, where he was at the top of his game, to serve his country as a tanker. What a great American.
While Elvis was at Fort Hood, he lived with his parents on Oak Hill Drive in Killeen, a small town right outside the base. I grew up in Killeen and the fact that Elvis once lived here was a part of our small town lore. An older lady who lived on Oak Hill when Elvis lived there loved to share a story of how he used to have to get out of the car a couple blocks up the street, sneak down to the creek that runs behind the houses (including her house) and work his way down to the back of his parent's house to avoid all the girls on the street out front.
The house was listed for sale in 2003 and I had the pleasure of showing it. At that time it was in very good, mostly original condition. The kitchen and bathrooms were 1950's classics with all the modern ammenities of that time. The buyer later "updated" the entire house (kitchen, bathrooms, etc.) to modernize it, and in essence destroyed what it is that made it a piece of Elvis history.
While his time here may have been short, the effect on what was then a very small military community was long reaching. Today, Killeen is still a military community, though no longer tiny, supporting one of the largest military bases in the free world. As such, the majority of our clients and customers are new arrivals to the area. One of the things I enjoy most is driving my new buyers by the "house where Elvis lived" and watching their shock that someone as large as Elvis once lived in a town as small as Killeen.
Today, Elvis Presley would have been 74 years old. Happy Birthday, Elvis, wherever you are.
