Tips for selling your home - check your basement

It's always a good idea to have your house ready when you are selling. One of the areas that is sometimes overlooked is your basement. We figure that it's just another extra space that clients might not really care about. In my opinion it's an asset for many people looking at homes, specially if they have teenage kids. It could be the perfect retreat for them.

The basement is also where your foundation is important for your home.

Make sure to look at the walls, inside and out & address any issues you can see. Look for cracks, water seepage, efflorescence, crumbling mortar or concrete and rotting wood. If you identify any of these issues then you should look into it further and get it looked at by a professional. If you have an offer on your house and the inspector finds these issues, it might be more difficult to convince the buyers that it isn't an issue.

You might need a de-humidifier if your basement is damp. Your basement should also be clean and de-cluttered just like the rest of your house. It will show the buyers that you care about every aspect of your home. Clean your furnace room, change the filter of your furnace and also wipe down the top of your hot water tank. It might also be a good idea to get the furnace cleaned before your house goes on the market. It helps keep the furnace in good working condition and it's one less thing for the buyers to be negative about.If you have pets and the litter box is in the basement make sure it is clean. This could be one of the negative items potential buyers will remember, specially if they don't have pets.

The basement is part of your home, make sure to prepare it as well.

You are cleaning up your house to get ready to sell it or you are just de-cluttering. You have a big fridge that is very heavy and it's sitting in your basement. You want to get rid of it but it's too much of a pain to haul it out of the basement. Even if you get it out of the basement, where to you put it? It's big, it's bulky and the garbage men/women won't pick it up.

How do you get rid of it? Well the Province of Ontario can help you. In their effort to help with the recycling they will be able to come pick up your fridge, as long as it's more than 15 years old and it's in working condition.

I personally got rid of a fridge last year and it's great to be able to do it for FREE and also helping the environment. You can even schedule your fridge pick up online! How easy is that?

Update on open house in Rockland Town Square

Today was such a beautiful day and we had a few visitors at our open house in the Rockland Town Square. There are still 8 units available as of right now but 2 of the units will likely be sold by Wednesday of this week.

A few clients are still waiting to see what is going to happen but pasr experience says that once they start selling they will go fast. If you are looking for a possession date of early Spring you better hurry. I also took the time to take a few pictures of the first block. Things are looking pretty good. The road is coming along pretty good, the curbs are in and it looks like they will be paving the road very soon.

These beautiful homes are almost 1,300 square feet, 3 bedrooms, 2 bathrooms, hardwood & ceramic on the main floor and ceramic in the bathrooms. There are many options to choose from with the kitchen, bathroom layouts and much more.

Just a quick reminder that we will be hosting an open house today at 2653 Raymond (our former model home) from 2:00 to 4:00PM. This might be your only chance to come through a townhouse that has been completed for a while. The owners have graciously allowed me to do an open house in their home.
