Tips for selling your home

Another quick few tips to help ell your home quickly a for top dollar.

One area in your home that you should really pay close attention to is the kitchen and bathrooms. These rooms are the rooms that are used every single day by your entire family. Countertops and flooring in these rooms could need some attention.

In the kitchen, make sure to clean all your appliances to make them sparkle. Clean the cabinets inside and out, people will be looking in your cabinets. Any faucet that is leaking should also be replaced or fixed.

The top of your fridge should also be cleaned up, a nice & tidy fridge makes your kitchen look better. Don't forget to remove all those fun and useful fridge magnets, even the one of your Realtor :-)

Try to keep your countertop as clear as possible. You are trying to shocase your kitchen. The more countertop, the better it is.

Another often overlooked space is under the sink. Remove as much as possible and clean it up.

In your bathrooms, make sure to clean all your sinks, tubs and toilets. Remove mildew from showers and bathtubs. Another good idea would be to replace the shower curtain. It can change the look of your bathroom. Don't forget to clean out the bathroom fan. Dust does accumulate and it does not look clean.

Clean all your mirrors, door handles, switch plates and baseboards too. Don't forget behind the toilet. You can also think of changing your older toilet ( and toilet seat ) for a more efficient toilet that uses less water per flush.

Just remember that once you have done all of these small items, walk through again as you would if you were buying this house. It usually makes you look at your house from a different point of view.

The Nitro gets a new look !!

It is finally done, my Nitro is now wrapped.

It has been a long time since I wanted to get my Nitro wrapped. I had K6media here in Ottawa wrap my vehicle. I wanted to be able to brand myself but I also wanted to be able to use this form of advertising to also promote my listings. I have never seen anyone do this type of marketing but I thought it would be a very good idea.

I can brand myself AND promote listings. If you look at the vehicle you can definitely see my branding but the two rear windows also showcase 2 different listings. On the one side I am showcasing the townhouses in Rockland Town Square and on the other side I am promoting a beautiful home in Bourget.

The design of the vehicle was created by K6media, what a great concept. I would take a few minutes to thank Chris and everyone at K6media for all the hard work they put into this vehicle.

For Sale By Owner - pros and cons

So you are thinking of selling your home but don't want to use a professional Real Estate Agent.

Many agents would not agree with me but it can be done. If you are lucky and the time is on your side it could possibly work. You just have to be aware of what you are getting yourself into before doing it. I have noticed that if your house is not sold in the first week or so it probably won't sell privately. I am not saying that it can work for everyone but some people do try and some are successful at it. This does not mean that you are instantly a Real Estate Agent. It means that you had the right buyer at the right place at the right time.

One of the things to consider is that when you are talking to a potential buyer on the phone, which you have never met, be careful what to tell them. If they are wanting to go see your home tomorrow at 2:00PM and you tell the potential client you and your wife are both at work and the kids are in school, you have just told a perfect stranger that your house is vacant and there is no one home. I don't think it's such a great idea to do so. You also have to make sure that the potential buyer is pre-approved, ready to buy and is serious. Otherwise everyone is wasting their time. Time is money and your time is valuable.

Convent Glen homes for sale (October 8, 2009)

Hello everyone. I just wanted to give you a quick update on what is going on in the Convent Glen area of Orleans. There aren't many homes for sale right now. We have 7 residential homes and only 4 condos. The market is still active but the inventory is not vey high. Buyers are still out there, so if you are thinking of selling this would be a great time to do so.

As many of you know Convent Glen is a great location to live. Close to all amenities, Place D'Orleans and only a few minutes to Innes Road, I beleive that Convent Glen is one of the nicest places to live in Orleans. Bike paths, the Ottawa River, many parks, great schools and more more to see.

Getting your house ready to sell

You're thinking of putting your house on the market in the next few days, weeks or months. It's a good idea to get it ready and give a very good first impression. You do some painting, de cluttering moving furniture around and even get a stager to make sure your house will be very nice and comfortable for the buyers that come in.

There are many tips out there on what is the best thing to do to your home. You don't have to spend a lot of money sometimes but in my opinion one of the items you should get done is a " Pre-Selling inspection ". You can hire a building inspector to come in and do an inspection for your home. Yes, that's true, you get the inspection done and identify what the building inspectors will most likely find in your home. Will the buyers of your home take your building inspection report? Probably not because they might not be comfortable with the inspector you hired. It might be a relative, friend or someone they might not trust.

At least by doing your own inspection (costs will vary, depending on the inspector) you will be able to potentially eliminate the issues that a buyer might have. It's not a big expense but it can avoid any surprises revealed at the inspection.
