Google maps with Street View is now live in Ottawa

A great new tool for real estate agents & clients. You can check out our office on Innes Road. You can put in an address, find the home you are looking for and then you can walk or drive the neighbourhood to see what is going on. You can visit the park, look at the neighbours, see what is down the street and also route your way into work.

Some people were complaining about the privacy issues, but I think it's a great tool we can all use in our daily lives as real estate agents.

Come one, give it a try and see for yourself how it can benefit you. Find your home, find your place or work or even your friends house. It is pretty amazing the technology behind it all.

Green bins in Ottawa this Fall

Just saw an ad in the paper about green bins coming to Ottawa this fall.

This is great news for Ottawa and we can now start recycling organic waste over and above what we already recycle. Certainly many peolpe will have negative comments on these but when you sit back and think about it, we are helping to reduce our waste in the land fill sites. It won't have much of an impact over the next 12 months but think about the next 2, 3, 5 10 years from now how it can help us and the next generation.

Between September and December , 2009 the first green bins will be delivered to a majority of Ottawa homes. Remember that you can't use these green bins until January 2010, when city-wide pick-up of organic waste begins.

Let's turn on some lights

I know that many of you might not want to hear this, but fall is here and winter is not far behind. The leaves are changing colors, the evenings are colder and the sun is not here as long as it used to be. When you have showings after 6:00 pm, please make sure that you leave some lights on for the agents to show your home. Specially the outside light on the front porch. It is getting a bit darker and sometimes it makes it easier to open the lock boxes. We are fortunate here in Ottawa because many of the agents are taking advantage of our iBoxes, which makes it much easier to open the mechanical lock boxes.

Either way just remember that if we are having a harder time to get in to see your home, it distracts from the showing. You want to make sure to give a good impression, so make it easy for the agent and his/her clients to get in to see your home. It might be a small detail for you but it does make it easier for the agent and the potential buyers of your home.

The Nitro is getting a wrap!

Just a quick heads up to let everyone know that in the next few days you will see my Dodge Nitro wrapped by K6Media. It will be a very different design that will showcase my brand but it has also been designed to showcase some of my properties. More details to follow once the vehicle is done. You will be able to see it in one of my future blog posts. Pictures will be going up shortly.

Ottawa Real Estate still going strong!

Another great month for real estate in the Ottawa area. Members of the Ottawa Real Estate Board sold 1,220 residential properties in September 2009 compared to 1,204 from last year. This is an increase of 1.3%. 948 residential properties were sold and 272 of those were condos.

“September was another record-breaking month for Ottawa resale home sales, capping off a very busy and active summer for Ottawa Real Estate Board members,” said Board President Rick Snell.

“Inventory levels rose from last month but remain lower than in September 2008, and that low supply coupled with continued strong demand for resale housing helped nudge selling prices higher,” he added.

The average price in Ottawa (residential and condos) was $304,789 an increase of 5.7% over the same period last year. The average price for a condo was $241,458 - an increase of 17.3%, yes that's right 17.3% increase over last year.

The average price of a residential property was $322,960 - an increase of 4.1% over last year.

When you look at these increases it is very encouraging for sellers. The average prices are going up. If you are a buyer, then in my opinion, now is the time to buy a home before the prices keep going up. Many people are thinking "Let's wait for Spring" Now is the time to buy or sell.
