Median Sale Price: $195,000 This is a decrease of 17% from Janaury 2008 of $235,000.

I like to also look at the Absorption Rate which is how long will it take to sell the current homes on the market. From 2/13/08 to 2/12/09 12 months it will take 18 months to sell the current inventory of homes.

There are three schools that make up the Wells-Ogunguit Community School District #18 in Wells, Maine.The Wells Elementary School is located at 279 Sanford Road, Wells; The Wells Junior High School is located at 1470 Post Road, Wells and Wells High School is located at 200 Sanford Road, Wells.
Wells Elementary School serves students in kindergarten through grade 4 and provides a childe centerd program. There are three classroom instructional teams- grades, looping or multi-age. The purpose of teaming is to provide support for teachers and to provide each student with a consistent team of educators to follow him/her through elementary school. All students participate in allied arts classes including art, music, physical education, health, library and technology. Student population: 493; Teacher/ student ration: 9-1.
Wells Junior High mission statement is to maintain a school that is appropriate to the ddevelopmental needs of students in grades 5-8 within a learning enviroment that is productive and enjoyable for students and adults. The junior high school is organized by grade level teams. In addition to the core academic courses, students have the opportunity to experience a wide variety of allied arts which include art, physical education, health, music and technology. Students in seventh and eighth grades are eligible to choose either French or Spanish as their foreign language.Students may take advantage of a wide range of extra- curricular activities such as athletics, intramurals, band chorus and drama. Student population: 448.
Wells High School mission statement is to empower all students through individualized instruction to become literate critical thinkers and problem solvers committed to civic engagement. The faculty and staff sets high academic expectations by providing all students a rigorous and comprehensive curriculum. Wells High School is accredited by the New England Association of Schools and Colleges. Each year, approximately 79% of students move on to post secondary education. Wells High School offers 9 Advanced Placement classes and is in partnership with York County Community College to offer a unique Early College Program (ECP) to junior and seniors. Wells High School offers 16 athletic programs along with band, chorus and drama. Student population: 476.

Sixty-two square miles comprise the Town of Wells which has a year round population of about 10,000 people. There is a significant increase in the population during the summer months as tourist from around the United States, Canada and abroad visit to enjoy the seven miles of coastline that Wells has to offer.
The town has several different sections with interesting names. The most southern beach area of Wells is Moody Beach, next is Wells Beach, and the most northerly beach is at Drakes Island. To the west are High Pine, Wells Branch, and the Merriland Ridge Area. Together, these areas make up the Town of Wells.
Most of the population along U.S. Route 1 (Post Road) and the ocean is served by public water from the Kennebunk, Kennebunport and Wells Water District and by public sewer through the Wells Sanitary District. A recycling and transfer station takes refuse from property taxpayers (a sticker is required) and from several independent collectors. Cable television service for most of Wells is provided by Time Warner.
Tourism plays an important part in the livelihood of Wells. Visitors will find a wide selection of fine hotels and motels, campgrounds, restaurants, gift and antique shops, and recreational facilities.
